SUBJECT: NOTICE OF TERMINATION OF LEASE

Dear Mr. and Mrs. Chow:

This is to notify you of my intent to terminate the lease agreement we


have entered into last 21 March 2019. The said lease agreement is for
residential purposes with a term of one (1) year from 27 March 2019 to
27 April 2020.

Paragraph 9 of the lease agreement states that the lessee shall notify
the lessor at least 30 days in advance should the lessee decide to
abandon the leased premises. With that, I hereby inform you that I no
longer want to renew the lease contract which will end on 27 April
2020.

In a letter dated 10 January 2020, a price quotation made by Mr. Jesus


Mario Camposanto was sent to me for the repair of the house, which
is the subject of the lease agreement, totaling Php436,000.00.

With all due respect, nowhere in the lease agreement we have


agreed that the lessee will shoulder entirely the repairs of the house.
Under Philippine Law, Civil Code, the lessor has the responsibility to
make necessary repairs to the thing leased in order to keep it suitable
for the use to which it has been devoted, unless there is a stipulation
to the contrary. On the other hand, the lessee has the responsibility to
return the thing leased, upon termination of the lease, as he received
it, save what has been lost or impaired by the lapse of time, or by
ordinary wear and tear, or from inevitable cause.

Nevertheless, you may exhaust the security deposit I made in the


amount of eighty thousand pesos (Php80,000.00) for necessary repairs
or damages from ordinary wear and tear.
