PART 2 - GENERAL GUIDE
1. All drawings must be verified on site (dimensions and services)
2. Tenant is responsibility for compliance with all statutory & local regulations
3. Fire rated MDF/wood/gypsum is only permissible
4. For treated timber – certification/documentation of the fire treatment product used must be provided
5. Moisture resistant boards to be used in wet areas of the unit
6. For false ceiling - all void smoke/heat detectors need to connect with an LED indicator on the false ceiling
7. Any unit above 200A/80KW requires an electrical room
8. Electrical rooms/DB should be easily accessible and not be obstructed
9. Weather proof sockets must be IP56 rated indoors and IP64 rated outdoors
10. Electrical rooms to be 2hrs fire rated with doors 90mins fire rated
11. Sprinkler locations as per NFPA 13
12. Smoke detectors as per NFPA 72
13. Fire Alarm Control Panel (FACP) must be fully interfaced with the landlord’s main panel by base build service

GENERAL SITE RULES & REGULATIONS

PART 4 - TESTING AND COMMISSIONING
All testing and commissioning must be conducted as set out in the Tenant fit-out manual. All tests are to be witnessed
by a landlord representative. Once a test has been succesfully completed, a witness certifcate will be issued by the
landlord’s representative. All contractors must issue certification for every tests conducted. Once all the relevant
documentation is received a service connection request will be raised.
DO NOT CONNECT TO ANY LANDLORD PROVISION WITHOUT APPROVAL.

WATERPROOFING

 All F&B and retail units that have water & drainage, require waterproofing of the entire area that is
considered a wet area

 45° slope to be provided along the corners of the waterproofing area

 The waterproofing membrane should be extended 600mm up the perimeter walls. In cases where bunding
is used – water proofing up to bunding height is only required

 Any openings and penetrations through the floor shall be fire stopped to a minimum of 2 hours rating with
an ADCD approved product

 All waterproofing must pass a 48-hour waterproofing test that must be witnessed by the landlord’s
representative or Site Coordinator

 All underneath and surrounding areas are to be inspected for any signs of water leakage

GRAVITY TEST

The gravity water test shall be applied either in its entirety or in sections to the newly installed drainage
network. If applied to the entire system, all openings in the piping shall be tightly capped off, except the highest
opening (must be 1.5m above floor level), and the system filled with water to a point of overflow. If the system
is tested in sections, each opening shall be tightly plugged except the highest opening of the section under test,
and each section shall be filled with water. No section shall be tested with less than (5.9 foot)/(1.8m) head of
water. While testing successive sections, at least the upper 5 feet/1.5-meter of the next proceeding section
shall be tested, so that no joint or pipe shall have been submitted to a test of less than 5 foot/1.5-meter head
of water. The water shall be kept in the system, or the portion under test, for at least fifteen (15) minutes before
inspection starts. The inspection will then continue for a period of 24hrs.

PART 5 – APRROVAL TO TRADE REQUIREMENTS
Tenants must fulfill all the below approval to trade requirements, prior to any permission to trade being granted by the
landlord. A copy of all the relevant annual maintenance contracts must be submitted along with the approval to trade
documentation.

FACP Programing/Interfacing:

Please note that along with all the other approvals…it is of high importance that the asset / basebuild Fire alarm service
provider is scheduled to program/interface the FACP.
Below items must be checked and verified by the Tenant/Tenant contractor prior to the scheduled date for
programming/Interfacing:

• Unobstructed access to the FACP


• A power supply for the panel – Fused spur outlet
• 100% installation of all FLS devices (detectors, modules & sounders)
• Loop in loop out identification on cable
• No short circuit or open circuit in loop cable
• Cable sleeves removed and provided with cable lugs for panel termination
• Access and indicators to above false ceiling detectors

CHW:

A chilled water service agreement/account request, must be submitted to the asset service provider and a deposit paid
(copy of application and receipt to be provided to the retail delivery manager) prior to the service connection request
submittal for final connection.

Gas:

 Only ADNOC approved contractors may design & install Tenant gas systems.
 Every ADNOC approved contractor must employ an ADNOC approved Third Party Inspector
 Tenant contractors must submit approved design drawings to ADNOC
 ADNOC will either provide design NOC or will make comments & invite contractor to meet
 Tenant contractor must build in accordance with ADNOC NOC including TPI comments
 TPI must inspect final installation & compile pre-commissioning pack including as-built drawings, TPI report,
Certificate of Conformity
 ADNOC may inspect final installation, receive pre-commissioning pack and then provide their commissioning
NOC
 On receipt of the Commissioning NOC, Tenant may apply to asset service provider for their gas activation.

IMPORTANT
All the information provided in this handbook is supplementary to the requirements and specifications outlined in the
site specific Tenant Design and Fit-out Manual. It is of the upmost importance that all Tenants and Contractors read the
documentation supplied thoroughly, as any deviation on site for failing to comply with the information provided will
have to be corrected at tenant’s expense.
Tenants must appoint a reputable contractor with the necessary certifications, appropriate skills and level of expertise
in order to achieve the optimum quality and finishes of the project, in a timely and efficient manner. All
contractors/sub contractors appointed for MEP works (electrical, fire fighting, gas etc..) must be an approved contractor
by the respective Abu Dhabi statutory authority.
Specific information regarding the interfacing with the landlord services is outlined in the Tenant Fit-out Manual.
The tenant is required to verify all information, drawings and MEP services through an accurate site survey.
Once completed, the master checklist will be keep on file with all pertinant documentaion, final drawings, testing and
commissioning certificates and statutory approvals for your unit. A copy of all the relevant annual maintenance
contracts must be submitted along with the approval to trade documentation.
