     Petitioners, represented by PAO filed a case reconveyance of land for the heirs of ALagadmo . RTC ruled in their favor
     The case was elevated to CA. Later respondent withdrew her appeal which resulted to the RTC decision becoming final and executor.
    Petitioners didn’t know because PAO who represented them resigned before it could inform them.
    More than 10 years later, on Nov 2007 petitioners actually discovered their victory. However their right of action under the civil
    code had already expired
