Step 1 – Visit any of the HDFC offices nearest to the sub-registrar where you have registered the

Agreement of Sale for the property financed


Step 2 - Collect the format of MOD – it needs to be stamped @ 0.2 % of the loan amount – the
stamping can be done in the manner detailed in the next step
Step 3 - You need to make Payment of Rs. 1000/- through GRAS Site (12 Nationalised Bank)

(1) Go to GRAS website (www.gras.mahakosh.gov.in)

(2) Go to Pay without registration

(3) Department: Inspector General of Registration

(4) Payment Type: Registration Fees

(5) District : As per Place of Property selected

(6) Office Name : Same as Mentioned in Registration Receipt

(7) Scheme Name: Ordinary Collections IGR

(8) Period: 2019-2020 (One time/Adhoc Payment)

(9) Article Code: 6(1) Agreement relating to deposit of Title Deed

(10) Tax Amount : Rs 1000/-

(11) Fill Party -1 Details (Pan, Name of the Customer, Survey No.& Area (as per
Index II), Location, City & Pincode (as per property details)

(12) Fill Party – 2 Details (Party Name – HDFC LTD, Pan No AAACH0997E)

(13) Select the Bank from the List and make the Online Payment

(14) If Online Payment not Available, proceed without payment, generate challan,
take the print Out and take to Respective Bank for Payment.
Step 4 – You can make Payment of Rs. 100/- as stamp duty of IGR also through GRAS Site (12
Nationalised Bank)

a) Go to GRAS website (www.gras.mahakosh.gov.in)

b) Go to Pay without registration

c) Department: Inspector General of Registration

d) Payment Type: NON-Judicial Stamps-Consolidated Stamp Duty

e) District : As per Place of Property selected

f) Office Name : Same as Mentioned in Registration Receipt

g) Scheme Name: Ordinary Collections IGR

h) Period:2019-2020 (One time/Adhoc Payment)

i) Article Code: 6(1) Agreement relating to deposit of Title Deed

j) Tax Amount : Rs 100/- (only in case of e-payment)**

k) Fill Party -1 Details (Pan, Name of the Customer, Survey No.& Area (as per Index II),
Location, City & Pincode (as per property details)

l) Fill Party – 2 Details (Party Name – HDFC LTD, Pan No AAACH0997E)

m) Select the Bank from the List and make the Online Payment

n) In case there is an existing account with the bank selected, proceed with online
payment

o) If Online Payment not Available, proceed without payment, generate challan, take
the print Out and take to Respective Bank for Payment.

**If the payment mode is “Over the Counter”, consideration amount is Rs.300/-
Step-5 – Filing of IGR Form (To be done within 30 days from day of disbursement)

1. Go to www.igrmaharashtra.gov.in

2. Select option: “English” (appears on the top right section of the website)

3. Go to online services ------------- PDE for filing

4. Create Username & Password (Note it down)

5. Enter Date of Mortgage (i.e. ideally the date of collection of cheque from HDFC/date
mentioned on the Memorandum of Deposit)
6. Party Type - NBFC

7. Name of Bank- HDFC Limited

8. Bank Location- Churchgate Branch

9. Loan Details (Loan Amount & Interest Rate)

10. Click on save, then close

11. Write Down the Token Number (13 Digit) that will appear on the top right corner of
the page

12. Start updating Mortgagor Details – Party Type------------Individual

13. Update all details-----------Name, ID & Address

14. Click on “SAVE”


15. In case there are more than one Mortgagor, select: Add another party and fill in the
details as done in Step 12, 13 and then once again Click on “SAVE”
16. Once all Mortgagor details are filled, select any one Mortgagor as a Presentor
17. Click on “CLOSE”
18. Fill Property Details (With the help of Index II)
 District, Taluka, Village, Pincode
 Select Urban/Rural (as per property location)
 HADD type – Corporation/Council
 HADD name – Name of the concerned Corporation/Council
 Property Type – Building
 House Type – Niwasi Sadanika
 Select Attribute 1 – Survey Number and enter the Survey Number in the next
TAB
 Select Built-up/Carpet Area, Area (in sq.ft or sq.mtrs)
 Enter Building Name, Floor and Flat
 Enter title deeds deposited with HDFC (Select (tick) Agreement to Sale and
Index II with their dates in the white box that appears next to it)

19. Check the details and then “SAVE” and “CLOSE”


20. Payment Details – Select Filing Fees (i.e Rs.1000/- payment already made)
21. Filing Fees paid by e-challan
22. Enter GRN No, date & amount from Challan
23. “SAVE”
24. Select Payment Details – Select Stamp Duty
25. Stamp Duty Paid by-Franking (if franking has already been done by HDFC Limited on the
MOD/Memorandum of Deposit)
26. Enter Machine Number-PB5014,Vendor Name-HDFC Ltd (Will come Default)
27. Serial Number-6digit Number, Date of Franking-Mentioned in Machine Print
28. Amt of Stampduty/SD -Mentioned in MOD.

If Stamp Duty has been paid via ESBTR, enter the ESBTR date, Amount and Stationary
as mentioned on the ESBTR challan – Stationary Number can be mentioned as last 7
digits of the number that appears on the ESBTR challan

29. Select Payment Details – Select Stamp Duty-Click on Payment made vide Article 6

30. Then Select (Deposit of Title Deed) (Will be in Marathi)

31. Amount Rs.100

32. Payment- E-challan

33. Update the GRN number – the one that appears on the Rs.100 E-challan

34. Update the GRN amount – Rs.100/-

35. “SAVE”

36. Click on “View Notice”

37. Check all details and click on “SUBMIT”

38. PDF file will be downloaded


39. Take a print out of the PDF file and affix photograph, left thumb impression and
signature (of all Mortgagors/applicants) – In case of POA – in the tab where Last
name of the Mortgagor is mentioned, please mention through POA, Mr ABC.

40. Make a set of the following documents before obtaining the concerned HDFC Branch
Manager’s signature on Notice

 Notice of Intimation of mortgage

 E-Challan for Rs.1000/-

 E-Challan for Rs.100/-

 Valid ID proof of all mortgagors/applicants

 Copy of the Index II of the property to be financed

 Copy of the Memorandum of Deposit

 Copy of the List of Documents (title documents deposited with us)

 Copy of ESBTR of the Memorandum of Deposit/MOD

 Copy of the disbursement advice

41. Submit the above to the office of the concerned sub-registrar (where property
registration was done) with Rs. 300/- in cash for document handling charges

42. Submit registration receipt of Rs. 1300/- and acknowledgement of above documents
received from Sub-registrar back to HDFC Ltd
