Adopting Internet of Things for the development of smart buildings: A review of enabling
technologies and applications

Abstract
The 21st century is witnessing a fast-paced digital revolution. A significant trend is that
cyber and physical environments are being unprecedentedly entangled with the emergence
of Internet of Things (IoT). IoT has been widely immersed into various domains in the industry.
Among those areas where IoT would make significant impacts are building construction,
operation, and management by facilitating high-class services, providing efficient functionalities,
and moving towards sustainable development goals. So far, IoT itself has entered an ambiguous
phase for industrial utilization, and there are limited number of studies focusing on the
application of IoT in the building industry. Given the promising future impact of IoT
technologies on buildings, and the increasing interests in interdisciplinary research among
academics, this paper investigates the state-of-the-art projects and adoptions of IoT for the
development of smart buildings within both academia and industry contexts. The wide-ranging
IoT concepts are provided, covering the necessary breadth as well as relevant topic depth that
directly relates to smart buildings. Current enabling technologies of IoT, especially those applied
to buildings and related areas are summarized, which encompasses three different layers based
on the conventional IoT architecture. Afterwards, several recent applications of IoT technologies
on buildings towards the critical goals of smart buildings are selected and presented. Finally, the
priorities and challenges of successful and seamless IoT integration for smart buildings are
discussed. Besides, this paper discusses the future research questions to advance the
implementation of IoT technologies in both building construction and operation phases. The
paper argues that a mature adoption of IoT technologies in the building industry is not yet
realized and, therefore, calls for more attention from researchers in the relevant fields from the
application perspective.

Activity-based costing in smart and connected products production enterprises
Abstract
The purpose of this paper is to investigate the adoption of an Activity-Based Costing (ABC)
system to provide relevant cost information for enterprises in the business of building and selling
Internet of Things (IoT) based products. The research is constructed over the relevant themes
identified in previous research about ABC. An important issue that emerges from the analysis is
that cost is a function of the volume of production and this notion of production does not
represent the source of value generation discussed in this work. A functioning of a smart and
connected product requires a cloud-based system for operating and monitoring it throughout its
life. The implication of collecting and processing data is that costs essentially changes depending
on the volume of data stored and the complexity of intended analytics that would require more
qualified analysts. The estimation of costs related to data analytics and products’ monitoring
serve as a reference to forecast future expending during the lifetime of products. This research is
the first to provide a theoretical discussion on ABC assumptions in the context of IoT business
models.

Buildings

Abstract

Ambient Technologies, such as beacons, sensors, and other similar smart devices, can be
used in work places such as offices to determine everything from whether an employee is in
the building, to where they are located, and whether a booked conference room is actually in
use. This is part of a larger smart office strategy involving digital facilities management
solutions that respond to modern methods and manners of working, as well as smart building
technologies providing digital ecosystems that allow workers empowerment through
personalization and automation. This new data-driven environment contributes to energy
efficiency, optimized space utilization, enhanced workplace experience and occupants’
comfort. However, all of this requires standards for data interoperability and seamless
networking. Facilities managers are also now taking on a different role as to how they visualize
new smarter office spaces, where it is expected that new environments would support their
inhabitants intelligently by promoting easier management, better efficiency, increased
productivity, and enabling the buildings to be part of the creation process for design and
project development. There are obviously numerous sensitivity issues with respect to
gathering, storing, maintaining, and processing of the ambient environment data in terms of
user privacy, security, and possibility of potential data misuse. In this chapter, we discuss the
new approaches to facilities management in terms of developing smarter office spaces,
embedded with devices employing Ambient Intelligence (AmI) . We also articulate cases and
examples of ambient technologies implementation.

IoT-Based Smart Office System Architecture Using Smartphones and Smart Wears with MQTT
and Razberry
Abstract
Internet of things due to its profound capability has been responsible for the innovative
transformations in lifestyles of human. We propose a system for the smart office environment
using the Internet of things. Our developed system configuration provides a comfort of
handling smart office environment using Google Voice Over Protocol and Android-based
application. Use of lightweight MQTT protocols, high-frequency RF trans-receivers,
Raspberry 2 Z-wave-based long distance controllers makes this system feasibly suitable for
wider office areas. For low power consumption, high performance and immediate time-to-time
response QoS parameters, the system is equipped with PIR, gas, flame, sound, light,
temperature and humidity sensors. We ensure reliable communication with a separate channel
for every sensor signals, secured with AES encryption and plug-and-play provisions. Further,
mail-based anomaly or emergency alert notification is also incorporated. Finally, we have
performed the experiment and also tested the developed system in Android phones and smart
wear watch, namely Moto360 Watch.
