To ensure the long-range maintenance and compliance with AWHA neighborhood standards, and to enhance
and protect property values, any potential exterior change must have the prior written approval of the current
Board of Directors or its designee.
Depending on the complexity of the request, the approval process may require several days to complete. Please
allow adequate time for Board review, discussion as necessary, and approval. Homeowners are advised to plan
accordingly to avoid delays in project installations.
To request approval of a landscape / hardscape change to your yard, please fill in the requested information
(see the back of this sheet) and submit a copy to the Braeside Property Manager. The Landscape Committee
and/or Board of Directors will review in accordance with accepted AWHA covenants and restrictions (CCRs)
and accepted standard practices. You will be notified as to your request’s acceptance, rejection, or additional
information required.
The following homeowner changes require AWHA Board approval prior to the commencement of any activities
or related work.
In considering approval, the landscape committee will take into account the impact, if any, on neighboring
properties. Therefore, all submissions must include acknowledgement from adjacent neighbors. Note: Any
damage to your neighbor’s property or common area while changing landscape must be repaired immediately
at your expense. Homeowner privacy must be maintained.
• Landscaping on HO property: Any addition or deletion to existing trees or shrubs. May also include
additions to adjacent common grounds. Does not apply to flowers, ground cover; etc located within
existing plant beds.
• Landscape lighting on HO property: Any addition of exterior lighting. Spot or flood lighting is restricted
to a total of six lights (max. 240 watts). Low-voltage or solar ground accent lighting is restricted to a
total of eight low-diffused lights. All systems must include an acceptable timing device to limit hours
of operation to no later than midnight (no driveways). Perimeter security lighting (motion-detected)
must be limited to three minutes of activation.
• Common area sprinkling Systems: Any addition of permanent underground sprinkler systems that run
on to common property so as to provide water to those areas. No approval necessary for systems
installed solely on HO property, or temporary above-ground systems.
• Any change to or addition of a landscape pond, drive or walk surface, or other fixed appurtenance.

Neighbor Acknowledgement
