Technical proposal for Punjab University

The project shall be started on the day of signing of the Contract. A kickoff meeting with the
relevant stakeholders shall be arranged in order to start effective coordination between the
client and the consultant. Any change in the requirements shall be discussed in this meeting in
addition to the general scope of work. This may include :
1) Required facilities to be incorporated in the design
2) Number of people to be accommodated
3) Minimum number of classrooms, auditoriums etc
4) Any other special requirements
Any change in requirements shall be finalized and agreed upon in writing and the team shall be
mobilized.
Site Visit
The first order of business will be to organize an official
combined visit (including representation of client) of the
project site. The purpose of the visit will be to establish,
with a broader level of understanding, the whole course
of action to be taken as to the design as well as
establishment of design parameters with the client. The
design consultant will take this opportunity to obtain site
pics, take note of the points of passage of applicable
utility lines including electricity, Water supply, Water
drainage line and obtain general ground level including
elevation (or otherwise) of the site from the ground,
general sloping of the region and apparent soil type,
The consultant will also take this opportunity to take note
of any hindering factors and notable points from building
engineering point of view including, any problematic soil
conditions, any geotechnical indicators of improvisation
of strata including signs of water logging, salinity,

presence of organic or peaty material over plot
extents or any swamping/algae infestations.
It may be noted that the detailed
geotechnical investigation & report including
SPT testing (or equivalent, depending on the
type of proposed foundation system) will be
carried on later as a pre requisite to
submission of structural design reports.
Master Plans
Following official preliminary visit of the site,
Design teams will start working towards the
first project deliverable i.e Master layout Figure 2 site photograph depicting services and road access
planning. The master layout of any construction project depicts the proposal in its broadest form
i.e boundaries and extents of the area plot, the actual area and percentage of the plot to be
covered, Locations of proposed Building, Building wings, entrances, Proposed elevations of the
building entrances, facades etc, and set, in general terms, the levels and number of floors to be
constructed.
The master planning, (and in fact the
whole process of building design) is an
iterative process. In order to ensure 100
percent compliance with the vision of the
esteemed client, while making sure that
the resultant designed product is
superiorly comparable to the latest, state
of the art construction technologies and
international building design standards
and codes of practices, the designs will
be submitted and revised to the
satisfaction of client. The same will be
approved by the relevant authorities

Building heights, story heights, levels, maximum clear height, area covered, area
percentages, amount of area left uncovered, propagation of sheds and other cantilever
supported structures, as well as detailed structural design calculations are approved by
LDA and must according to the applicable bye laws and area division of Lahore.

Architectural Design
The purpose of architectural design emanates from, and culminates into two basic concepts:
the concept of utility and the concept of basic needs.
Since the prehistoric caveman times, man has sought refuge; refuge from elements, refuge from
nature, from beasts, and later as time progressed, refuge from other men themselves.

Today, the concept of need, particularly in terms of educational building sector revolves around
being able to provide the students and the esteemed faculty a safe, comfortable, innovative and
unobstructive environment which not only removes the negative effects of environment (be it
nature induced such as weather, or be it man made), but actually, in an ambient manner,
facilitates their works and acts as a subtle boost to their working abilities.
The other concept of utility, in today’s smart, data driven world focuses on “what’s important”
and maximizing the utilization and optimization of resources to harness maximum potential of
the available resource ; be it time, money or floor space.
These concepts are promulgated into the geometric patterns of forms, spaces, shadows, lights
which further give way to walk ways, corridors, lobbies, rooms, foyers, atriums and cloisters,
and this is what the miracle of architecture means to millions of professionals working around
the world ; to realize the human needs of protection, comfort, aesthetics and subtle
enhancements while ensuring maximum utilization of every resource available to the
construction teams in a way that harnesses every drop of potential in each and every resource
being applied at the site, all to the fruitful completion of objective : clients satisfaction.
The architectural design too, will proceed according to the above
stated ideology.
The design phase in terms of architecture starts from basic
sketches of ideas which are combined, assiduously audited by
peers and distilled into plans which are then submitted to client
for review and iterative approval.
For the sake of approval, multiple design options will be provided
to the client for the said project, and it will be at client’s discretion
to choose from them
The final deliverables will include :
1. Layout of areas

2. Floor Pattern and details
3. False Ceiling Details
4. The location of doors/windows/ventilators
5. Doors/windows/ventilators details
6. Paint & finishing details
7. Ceiling Lighting Plan
8. Rendered views of exterior etc in daylight and at night

The Interior Design will include:-


1. Location and design of furniture/blinds/curtains/wall paper etc
2. Types of fixature finishes etc
3. Rendered views (3d) of the key areas

Structural Design

Structural Design will be done once the architectural procedure has been finalized.
Using the type of usage and layout proposed by the architect, the following will be finalized
based upon provision in UB 97, ACI 318 and other applicable design codes and building code of
Pakistan seismic classification
1) Design Live and Dead loads in psf
2) Mode of design and choice of material: pre-fabricated, Conventional RCC, Pre stressed
Concrete, Post Stressed Concrete, Steel Structure, Truss system, Masonry, CMUs etc.
3) Software for creation of design models. This includes, but will not be limited to :
1) ETABS 16
2) SAP 2000
3) CSI SAFE
4) Staad Pro
5) Bently Limcon (for steel connection design)
6) TEkla Structure (for BIM)
7) Autodesk Revit (for BIM)
8) RISA Masonary
9) RISA Footing
10) RISA Foundation Suite
4) Geotechnical investigation will be carried out at site including SPT testing (or equal). Detail
report will be submitted to client including bearing capacity of soil, geotechnical parameters
and other associated parameters as well as sub strata exploration report
5) The Structural submission shall include detailed design drawings depicting :
1. The proposed layout of the building.

2. The proposed member sizes

3. Material specifications required

4. Connection details

5. Color highlights to show the demanded right-of-way

6. Legend showing the symbols used on the plans and the color-coding used to mark the
plan.

7. No additional distance scope out of design shall be conducted without prior approval of
employer.

6. MATERIAL SPECIFICATIONS (sample)

The following material strengths were used:

All strengths are adopted from the nondestructive testing

Concrete:-

Cylinder Compressive Strength for beams, fc' = 2500 psi

Cylinder Compressive Strength for G.F slab, fc' = 2500 psi

Cylinder Compressive Strength for F.F slab, fc' = 2500 psi

Cylinder Compressive Strength for R.C.C Floor (Proposed), fc' = 2500 psi

Cylinder Compressive Strength for Footing, fc' = 2500 psi

Cylinder Compressive Strength for columns, fc' = 2500 psi

Weight per Unit Volume, γ = 150 Lbs/cft

Reinforcing Steel:-

Relevant Standard = ASTM A615Gr60

Minimum Yield Stress, fy = 60 ksi

ELECTRICAL AND HVAC DESIGN
The HVAC Design shall include:-

1. Plan for extension of existing utilities

2. Connection of new lines to existing equipment

3. Proposal for new utilities (excluding boilers, chillers and other such equipment)

4. Routing and sizes of new ducts

The electrical design shall include:-

1. Plan for extension of existing utilities

2. Proposal for new utilities

Fire Fighting Design shall include:-

1. Location and design of water sprinklers

2. Connection to existing water tank

3. Pipe layouts for sprinkler connection

The detailed BOQs for each type of design will be submitted to PU with the finalized design.

It may be noted that the ANS shall fully conform to the requirements of PU and shall provide full
compliance to its requirements. The plan submitted post-survey shall be the basis of design and
execution of the project. Any deviation from the submitted plan, if absolutely necessary for the
performance of works, shall be performed after the approval of the consultant and the client.
Project Execution methodology and work plan

After design phase, the work plan shall proceed on the following steps

1) Excavation of Site
2) Anti Termite measures
3) Shuttering for PCC
4) Installation of PCC
5) Shuttering and form work for RCC pads
6) Steel installation of RCC
7) Pouring of RCC
8) Setting time
9) Step 3-9 will be repeated for every rcc works
10) Interior works and installation of fixtures
11) FLOORING

a. New tiles will be installed in place of the demolished clay tiles

b. There might be a possibility of seepage from the slab hence it will first be water
proofed.

c. After this, brick ballast will be laid in order to achieve floor level.

d. For binding the ballast and in order to achieve a smooth finish, PCC will be laid
down.

e. Afterwards plaster will be spread over the surface to provide a binding medium for
the tiles

f. Tiles will then be laid with tile adhesive


and stamped into place.

g. The joints will be filled with tile filler of


matching pigment.

h. ANS proposes the use of

12) INSTALLATION OF SANDWICH PANELS

a. Sandwich Panels will be installed along the perimeter of the building and on all wall
locations on top of the supporting structure constructed.

b. The sandwich panel will be placed on the constructed frame for sandwich panel
and bolt holes will be drilled in place, as per design.

c. Bolts will then be installed through the sandwich panel to the supporting beam
behind.

d. All panel joints will be sealed with a strip.


13) INSTALLATION OF DOORS

a. Doors will be placed in steel frames (channels) constructed for this purpose.

b. Steel door frames (chowkhat) will be fixed in place.

c. Steel doors outer frame will then be screwed to the chowkhat.

d. Doors will then be installed in this.

e. For the bathrooms, PVC chowkhat and doors will be used.


14) INSTALLATION OF WINDOWS

a. Windows will be placed in frames constructed for this purpose.

b. Aluminium window frames will be installed by screwing to the members.

c. These will then be fitted with window panels.

15) INSTALLATION OF FALSE CEILING

a. False ceiling frames will have hooks which will be welded to the girders/secondary

members to support the false ceiling.

b. Holes will be cut in the ceiling for lighting fixtures and fire-fighting sprinklers, as per
design.

16) INSTALLAION OF ELECTRICALFIXTURES

a. The existing electricity lines will be extended to fulfil the requirements of the new
structure.

b. Electrical wires will be taken through conduits/ducts along the internal face of the
sandwich panel walls and through the false ceiling to the designated light locations.
These can also be taken up along the steel members.

c. The designed lights will then be installed and fixed into place.

d. The remaining electrical points (power plugs etc) will be given through floor.

e. The wall bracket fan will be installed by attaching to the erected girder.

17) INSTALLATION OF HVAC DUCTS

a. Connection will be done to the existing HVAC equipment.

b. The ducts will be taken through the false ceiling

c. Holes will be cut in the false ceiling where connection is required.

d. Louvers will then be attached to the end points.


18) INSTALLATION OF BATHROOM FIXTURES

a. Bathroom fittings will be installed first, followed by the installation of P-trap for
WCs, Wash Basins and F-traps.

b. UPVC pipes will be branched off from here to the existing sewerage pipes or
directly to the manholes below.

c. Clean water connection will be established by connecting to existing pipes.

d. Hot water connection will be established by installing geysers.

19) PAINTING/FINISHING WORKS

a. All members will be painted to match the existing scheme of PU.

b. Enamel paint will be used on all steel members.

During the course of the works, Supervision will be done by consultant’s staff which will include
1) Resident engineer
2) Sub engineer

The RE will keep supervision on important works and maintain daily progress, as well be
present for consultant advice and to monitor critical phase of construction including but not
limited to steel reinforcement, receiving of material, concrete pouring, layout implementations
etc
The sub engineer will assist and RE and keep record of the works being performed as well as
validate bills and check materials upon delivery.
The consultant will provide a baseline chart of activities on primavera and implement
consultancy service of supervision, material and work quality control as well time management
controls, and advise clients in terms of any delays as well as Liquidated damages to be charged
as per signed contract
Electrical engineer will be employed at time of beginning of electrical working and will provide
support in electrical works.
