LICENSE DEED

THIS DEED made the 18th day of March 2019 BETWEEN David of maracana village,
Torino District (called “the Owner”) of the one part and luiz of MG Road, Chennai (called
“the Licensee”) of the other part.

The Owner is the registered proprietor of property known as Land of 8 acres (called “the
property”). The Owner agreed to grant to the Licensee a License to enter and use the land of
8 acres (called “the premises”) on the terms specified in this Deed.

The Owner grants and the Licensee accept a Licence to enter and use the premises for 50
days commencing from 25th day of March 2019. The Licensee shall have 1 option of a
further term of 50 days that he had to prior notice to owner before 10 days for extension of
term. The Licensee covenants to pay an Occupation Fee of inclusive of all other service
charges. All venue hiring fees for the Function Room will be retained by the Licensee. The
Licensee shall have the use of the area of the 8 acres known where the 150 trees comprised.
The hiring fee for the use of this area shall be 1000/- per day to be retained by the Owner and
charges for 150 trees shall be 15,000/- .

The Owner covenants as follows:

(a) The licensee, his servants, agents, customers and persons delivering or collecting goods at
the premises shall have access to the premises during the normal operating hours of the
Owner.

(b) The Owner will not interfere with the Licensee’s reasonable use and enjoyment of the
premises during the term of this Licence.

(c) The Licensee and the other persons listed in clause 3(a) shall be entitled to use the toilets.

(d) The Owner does not take any responsibility for loss or damage to the property or person
of the Licensee or any person when entering, leaving or being at the premises in connection
with the Licensee’s business or the use of the premises, and the Owner is exempted from
liability for any such loss or damage, however caused.

(e) The Owner shall be responsible for payment of electricity, gas, water consumption
charges and Council, water and sewerage rates.

The Licensee covenants as follows:


(a) To use the premises for the cutting down teak woods and for no other purpose.

(b) Not to assign the benefit of this Licence or to grant any sub-licence or to cease to conduct
the business personally without the agreement of the Owner.

(c) To keep the premises clean and tidy and to display goods in a neat display. The Licensee
will keep the property and its interiors, fittings and fixtures and equipment clean and in a
reasonable state of repair.

(d) To be responsible for removing all wasteage for the owner land.

(e) To comply with all statutes, regulations and ordinances regarding the conduct of the
Licensee’s business and the use of the premises for that purpose.

(f) To conduct the business and use the premises so as to ensure that the use any enjoyment of
the property by the Owner and by other occupants of the property will not be prevented,
unduly interfered with, or adversely affected.

(g) To keep the Owner indemnified against any claims or liability for damage, loss or injury
which may occur to the property or person of the Licensee or to any of the persons listed in
clause 3(a) for which the Owner is exempted from liability in accordance with clause 3(e).

(h) On expiry or termination of this Licence, to remove any fixtures, fittings or property
belonging to the Licensee or held at the premises before the date of termination, leaving the
premises clean and available for use and occupation.

(i) Not to deface or alter the premises.

The Owner may terminate this Licence during its term by giving three days written
notice of termination at any time in any of the following circumstances:

(a) Failure to pay occupation fee for a period of seven days.

(b) Breach of any covenant contained in this deed.

(c) The death, bankruptcy, mental or physical incapacity of the Licensee (other than absence
from the premises for a period of not more than five (10) successive days).

(d) Ceasing to conduct the Licensee’s business at the premises.

The Licensee may terminate this Licence during its term by giving 10 days written notice of
termination. If the Licensee vacates the premises before the expiration of the 10 days notice
period he shall pay to the Owner the sum of 500/- for each day or part thereof remaining
under the notice of termination.
Any notice may be served on either party by personal delivery to that party at his current
residential or business address, and by leaving it with that party personally, or with some
person over the age of 18 years residing or working at that address.
