PREFABRICATED
The weeHouse®, lightHouse, and barnHouse
are separate strategies developed to leverage
prefabrication. There are many benefits to building
in a factory: consistently perfect building weather,
less material damage, less moisture infiltration, less
material waste, and less travel to the job site.
QUALITY
From subfloor to rubber roof, the products used in
every weeHouse® are carefully chosen based on
their durability, sustainability, and overall quality.
ENVIRONMENTAL
With sustainable practices as a mainstay of our
daily work, Alchemy utilizes recycling and reuse
along with building strategies that reduce energy

Inspired by the sustainably-driven design

of overbuilding by bringing smart design to modern

THE PROCESS
1. Site Visit
Identify and acquire the land for your project. After a call
to Alchemy to go over basic logistics, we will schedule
a Site Visit to meet you, your general contractor (if
available), and review the site.

2. Contract
After the Site Visit, a contract detailing timing, costs,
payments, and expectations is prepared, reviewed and
signed. An invoice for the next step, the Feasibility Study,
accompanies the contract.

3. Feasibility Study
The Feasibility Study—roughly 30 hours of design
work—includes preparing a project budget based on
factory and site specific projected costs. This is when
Alchemy determines if the project is most efficiently
built via modular, panelized, or on-site construction.

4. Design
Alchemy designs the project to suit your program needs
and the site. Alchemy's standard fee is 15% of the total
project cost. We maintain an open accounting policy and
keep you up-to-date on all project details.
5. Contractor
Identify a licensed general contractor for permitting
and site work and start foundation construction, utility
hook-ups, and garage/driveway. The GC will also
manage other exterior finishing work: awnings/porches/
decks/railings.

6. Factory Built Construction


While the modules or panels are being built in the
factory, the site work is happening. A typical build
timeline is 6-9 months based on factory availability.

7. Delivery/Set
The weeHouse® modules or the panels for the
lightHouse / barnHouse are delivered and placed on the
prepared site.

8. The Button-Up
The finishing work is completed by the on-site
Marfa weeHouse® 2009 contractor. From start to finish, plan on 12-14 months

Regardless of the numerous iterations, all
weeHouses have in common a well insulated
building envelope, appropriate solar
orientation, care in design and detailing, and
efficiency of space.
For the past 15 years, all versions of the
weeHouse® achieve a ‘big house feel’ in a
smaller, modular package through judicious use
of floor-to-ceiling glass, open kitchens, reduced
circulation space, and built-in cabinetry.

samples. Each weeHouse® is customized but
these floor plans give an idea of what is capable
within our standard modular framework.

LIGHTHOUSE
The lightHouse is a very low energy, luxury accessory dwelling
unit (ADU) that can serve as a small house, cabin, office, guest
room, age-in-place, or rental unit. Many cities are starting to
allow stand alone ADUs between about 300 and 600 SF on
residential lots.

The lightHouse kit features a robust building envelope to be


assembled by a local contractor. With the insulated floor system,
the lightHouse can be placed on perimeter, pier, or elevated
foundations (like a garage), and requires utilities to be brought
to the site (water, electric, waste).

Beta testing now! Completed costs are targeted at $125k, or


roughly $1000/mo for 15 year mortgage at 4.5%.

Alchemy’s barnHouses refine a classic agrarian form,
combining farm tech with modern design highlighted by
crafted industrial touches throughout.

barnHouses feature a robust building envelope using 12”


structurally insulated panels to be assembled by a local
contractor. Within the barnHouse’s open interior shell,
a central utility core contains the kitchen, bathroom,
sleeping, and laundry areas.

Beta-testing now! These new plans are based on 10 years


experience with award-winning Alchemy barnHouse
projects. Completed costs are targeted at $150k (small),
$200k (medium), and $350k (large).
