TO AND IN FAVOUR OF
AND WHEREAS the vendor is desirous of selling the schedule mentioned property
for better investment and to meet her family commitments, she has offered to sell the
schedule property for a sum of-------------------------------
AND WHEREAS the VENDOR hereby declares that the property described in the
schedule hereunder is free from all encumbrances and there is no mortgage, charges,
claim, dispute or any litigation whatsoever pending over the said property.
AND WHEREAS on the strength of the above representation and assurances of
the VENDOR herein, the PURCHASERS have accepted the above said offer and agreed
to purchase the schedule mentioned property for the said sale price free from all
encumbrances.
a. The vendor offered to sell the schedule mentioned property free from all
encumbrances for a total sale consideration of -----------------------the
PURCHASERS have agreed to purchase the schedule mentioned property
for the said sale price.
e. The vendor hereby declares that she has cleared all the dues like property
tax, water and sewerage tax, electricity charges and whatever other
charges over the schedule property.
f. Both the vendor and the PURCHASERS mutually agreed to complete the
sale transaction as per the terms of clause e of this agreement.
g. The vendor undertakes to execute and register the sale deed to the
PURCHASERS or their nominee or nominees within the stipulated period
as requested by the PURCHASER.
h. The PURCHASERS shall bear all the expenses of sale deed, such as
stamp duty, registration charges and miscellaneous expenses in connection
with the registration of the sale deed.
i. Both the parties shall be entitled to enforce their rights under this
agreement in the appropriate forum by way of specific performance.
SCHEDULE
Land and building thereon, with all amenities like E.B. Metro Water and Drainage
Connections situated within the Registration District of North Chennai and Sub
Registration District of Purasawakkam.
