The Church of Jesus Christ of Latter-day Saints, a Utah USA corporate

LDS Mabvuku church is an existing building being altered and extended into

Offices, classrooms and Auditorium to which services will be designed according to building
by laws.

LDS has appointed TAJ Mugedeza architects to be its main consultant undertaking the
Mechanical, Electrical, Structural, Civil Engineering Services designs, Architectural,
environmental, Geotechnical services as well as Project management for the proposed
alteration and extension of the Mabvuku church.

The proposed mechanical services are water (hot & cold), general fire, soil and waste and
ventilation & air conditioning (provisions) services. These are as described below;

Mechanical Design Brief

1) Ventilation and Air Conditioning

 Comfort Cooling with fresh air supply (mechanical ventilation)to some habitable rooms
without external windows using mid-wall, under ceiling or cassette units
 Comfort Cooling to habitable rooms with openable windows using mid-wall, under ceiling or
cassette units
 Comfort Cooling to the main hall by means of ducted packaged or in ceiling units for easy of
noise control
 Toilets and Kitchens will provided with mechanical ventilation (extraction or supply and
extract)
 Natural Ventilation to some habitable, store rooms with ventilation openings meeting
building by-laws requirements

Acoustic

 Acoustic services will be done by specialists

2) General Fire services

 The building will be provided with fire hose reels and hand held fire extinguishers
in accordance to building by-laws to protect it from fire.
 Hose reels and extinguishers will be strategically positioned/located for easy
access should fir break out and normally these positions are close to exits.
 Water for fire protection shall be from municipal mains or pressurised system
from fire water storage tank.
3) Water and Drainage Services

Water & fire

 There will be water storage tanks (elevated) which will be served from either
municipal or bore hole (or harvested rain water – optional) water from which all
water requirements to user points will be distributed via a network of pipes e.g.
supply to fire hose reels, whbs, sinks and showers.
 Showers, WCs and fire hose reels will be fed from same mains whilst WHBs and
sinks will be fed from separate water mains which will be passing through
filtration plant as will be indicated in the drawing. This is to allow clean pure
drinking water.
 Hot water will be provided to all showers, sinks and whbs in kitchens only. No
hot water will provided to all public toilets.
 Hot water will be generated from solar water heaters (with electric beck-up) on
the roof or heat pumps.
 Water for gardening will be direct from municipal or bore hole via stand pipes
shown on civil drawing.

Drainage:

 All drain points will be linked to one drain line leading to a septic tank or municipal
sewer line.
 Kitchen drain will be via grease trap before connecting to main sewer drain line

Electrical Design Brief


The proposed Electrical Engineering Services are lighting and fire alarm, small power and
general reticulation and lightning protection , standby power, UPS, security (CCTV & Access
Control) and telephone and data (Wi-Fi included).

1) Lighting
 The lighting scheme generally comprises low energy lamps (led) and compact
fluorescent lamps as this is recommended for greener buildings (sustainable
development).
 General lighting shall be designed according to the Code of Practice for the Interior
Lighting for determination of illumination levels.
 Task lighting shall be considered as necessary for areas like the podium (pulpit).

2) Small power
 Provision shall be made for power outlets (UPS and General) wall mounted and floor
mounted as necessary.
 Generally 2gang switched socket outlets shall be considered and 15A single socket
outlets as necessary.
 Wiring shall also be done to mechanical services plant.
 TV points shall be provided and linked to the future dish location.
 All wiring shall be designed to meet local SAZ and International (IEE) wiring rules.
3) Data and telephones
 Containment (ducts and conduits) shall be provided for telephone and data wiring
(which shall be done by other specialists).
 If Wi-Fi is going to be used/preferred over hard wiring then back borne containment
will be provided.

4) Security (CCTV & Access Control)


 As the building is generally for public use, no provision has been made for
containment of security services (which are usually done by specialists). Security
systems are however recommended for areas of high level of security and the
developer shall need closer consideration of the extent of security in the building.

5) Fire Alarm System


 An addressable fire alarm with automatic detection shall be designed according to
BS5839. The system shall be designed to protect both life and property as per model
building bye-laws.

6) Lightning Protection
 A lightning protection system shall be designed according to the British Code of
Practice (BS6651) - Protection of structures against lightning.

7) Standby power
 Due to frequent power outages being experienced in the country, a standby generator
set and or Solar Power shall be incorporated in the design.
 The extent of essential services to be connected to the standby generator shall be
finalised with the developer.

8) Reticulation
 The location of the main incoming power supply distribution panel and the mode of
service in terms of provision of power to the property is subject to ZESA's approval.
 Power shall reticulate form the main distribution panel to the respective floor
distribution boards recessed in walls as necessary.
9) Audio and PA System
 Containment for wiring shall be provided in consultation with sound specialist.
