DEED OF ABSOLUTE SALE

 
KNOW ALL MEN BY THESE PRESENTS:
 
This DEED OF ABSOLUTE SALE is entered into and executed by and between:
 
HENRY CHING, of legal age, married, Filipino citizen and a resident of
Block 6, Lot 5, Mckinley Street, Forbes Park, Makati City Metro Manila,
hereinafter referred to as the " SELLER/VENDOR ";
 
-AND-
 
         ALBERTO ANG, of legal age, married, Filipino citizen and a resident of
Block 8, Lot 10, Buckingham Street, Valle Verde Executive Village, Barangay
Ugong, Pasig City, Metro Manila, hereinafter referred to as
the "BUYER/VENDEE".
 
WITNESSETH:
 
The SELLER/VENDOR is the absolute and registered owner of a 10-floor
office building and the parcel of land upon which it is constructed, containing a
total area of FIVE HUNDRED SQUARE METERS (500 sqm) located at Makati
Avenue Corner Paseo de Roxas, Makati City, Metro Manila, covered by Transfer
Certificate of Title No. 000001, issued by the Registry of Deeds of Makati City;
 
WHEREAS, the BUYER/VENDEE has offered to buy and the
SELLER/VENDOR has agreed to sell the above mentioned property for the
amount of FORTY-FIVE MILLION (Php 45,000,000.00) Philippine Currency;

NOW THEREFORE, for and in consideration of the sum of FORTY-FIVE

MILLION (Php 45,000,000.00) Philippine Currency, receipt of which is hereby
acknowledged by the SELLER/VENDOR to his full satisfaction, the
SELLER/VENDOR does hereby SELL, TRANSFER, and CONVEY the above
parcel of land and its improvements, unto BUYER/VENDEE her, successors and
assigns, absolutely and free from all liens and/or encumbrances.
 The SELLER/VENDOR hereby undertakes that their heirs, successors, and
assigns shall warrant and defend the title to the real property subject of this DEED
OF SALE against all claims of all persons or entities.
  
IN WITNESS HEREOF, the parties have hereunto set their hands this 1st 
day of July, 2019 in the City of Makati, Metro Manila, Philippines.
