Chapter 7: Organization, Teamwork and Communication

Real Estate Agency Organizational Structure

The structure that would best fit my company would be the matrix structure, setting teams from
different departments, which will be creating two or more intersecting lines of authority. Since I will not
be able to do it all alone and I am not an expert either, I will need the help from professionals in order
achieve my dream. At the starting of the real estate agency, I will be a self-employed business owner
who will associate with a licensed real estate broker in the area. I will be running an independent
company, even if I am under the guidance of a licensed broker. A sole-owned business is a single-owner
business, like a corporation, a limited liability company, or a partnership, it is not a separate legal entity.
The limited liability company is the best choice for my future company for these reasons and more. As
the owner of the company, I will manage all the properties of the business and be fully responsible for
its operation. To start, we will have the main teams to get the company started. The expected team will
be a real estate agency, the contractor, an accountant, and an attorney.

The real estate agents will provide varieties of services depending on the type of property they
have been assigned to sell, lease, or manage. The agent must always consider the wishes of the owner
regarding the price, the contract terms, and the marketing of the property. Once the real estate agent is
assigned to sell the property, it is initiating a marketing campaign to draw potential buyers to the
property. After they take potential buyers to view the property as well as provide additional
information.

The contractor will oversee the remodeling and upgrading the property. In the construction
industry, the developer is generally considered as someone who develops land through construction.
The developer has obligations that need to be clearly stated in the contract document. If done, the
chances of successful completion of the project will be increased, if this step is ignored or skipped, the
chances of delay and conflict will arise. The developer will be paid depending on the project, and after
the job is done.

An Accountant, to provide us financial guidance and assistance during a real estate transaction.
The accountant will also provide financial strategies and reports on the owned properties and the real
estate contractors. They will be anticipated in the planning, investment, tax reporting and budget
activities. A bachelor’s degree in accounting will be required.

Real estate attorneys are certified professionals who will handle the legal aspects of the real
estate transactions. They will prepare and review the legal documents related to real estate, negotiate
the conditions and terms of the real estate transactions and simplify the transfer of titles. With them we
will assure to do the projects legally following all laws and regulations and making the customer happy
as well.

Organizational Culture and Communication flow

The communication is very important in business, delivering a clear message and it is known
that communicating with the employees is the key factor for the satisfaction, and it affects the success
of the company as well. As the company starts, we will have a face to face communication like meetings,
also by email, social media, and online newsletter. We will also use internal networks to communicate
across different departments and levels of management, it will also help with the flow of the business
activities done daily.

Determining organizational culture is one of the most important things to do when starting a
business. The values believe, traditions, philosophies, rules, and roles of behavior will be established to
determine our mission. The thing that we will value will be our clients and their satisfaction, our staff
and their motivation, all the human rights and employee rights, laws and regulations will be important
too. We will give our employees benefits as well to keep them motivated. The behavior is will be based
on the golden rule, do to others as you want others to do to you. Respect, loyalty, and honesty will
always be present, having a positive attitude, and always wanting to grow. The purpose of our company
is to offer the best solutions in the real estate market place.
