You are receiving these instructions because we show that EVERYONE in your rental will be vacating
on or before your lease end date of 7/25/2020

Due to Covid-19, and the increased volume of residents and outside vendors we come in
contact with during this time of year, we will be performing no-contact move-out
inspections. We want to keep our residents and staff healthy, so we will NOT be meeting you
for the move-out inspection.

Please see below for "scheduling" options. We will perform the inspection once you have completely vacated the
rental.

Please keep in mind that we will only perform ONE move-out inspection per rental.

If ALL occupants will be vacating prior to 7/25/2020, we will be happy to perform your move-
out inspection prior to your lease expiration date. Please keep in mind that all rent must be paid, in
full, and the rental must be completely vacant before the inspection can occur.

to request an early move-out inspection, listing the date you would like for it to be performed. We
will reply, letting you know we received the request. We will not schedule a time with you since we
will not be meeting you, but please make sure you have completely vacated the property by 12pm
on the requested day.

If SOME or ALL occupants will remain in the rental until 7/25/2020, you DO NOT need to
schedule a move-out inspection. THE INSPECTION WILL AUTOMATICALLY OCCUR AFTER YOUR
LEASE ENDS.

You will leave your rental and/or mail keys in the rental on the kitchen counter. Please DO NOT
drop keys off at our leasing office.
We will mail you a closing statement and security deposit refund (if applicable) within 30 days of your move-out inspection
being performed. Thank you in advance for your cooperation. Please review the below REMINDERS & CHECKLIST to
assure you have everything you need for a seamless move-out experience.
FORWARDING ADDRESSES must be provided so we can send your closing statement and security deposit refund. LOG
INTO YOUR TENANT PORTAL AND PROVIDE YOUR FORWARDING ADDRESS.

FORWARD YOUR MAIL: Please be aware that we don’t forward your mail once you vacate. You will need to contact the
post office or complete your forward online https://www.usps.com/manage/forward.htm

ALL RENTAL KEYS/MAIL KEYS must be left in the rental once you vacate. Please do not bring keys to the leasing
office, as we are working remotely and will not be able to accept them. Please be aware that we will not accept any
missing keys after your inspection is complete. You will be charged for each missing key at the inspection.

UNPAID RENT, LATE FEES, DAMAGE FEES, & ALL UNPAID BALANCES will be divided equally among each tenant’s
deposit since your lease agreement is a “joint” lease agreement, not an “individual” lease agreement. Please make sure
all balances are paid prior to your inspection so that your deposits aren’t affected. Log into your tenant portal to check if
there is a balance for your rental.

RENTALS MUST BE COMPLETELY VACANT BEFORE AN INSPECTION CAN BE PERFORMED. If residents or their
belongings are still in the rental after 10AM on 7/25/2020, you will be charged $200/day hold-over fee. Please be aware
that if any belongings are left behind, those belongings will be disposed of and you will be charged a trash removal fee.

UTILITIES MUST STAY ON AND IN YOUR NAME UNTIL YOUR INSPECTION. Please be aware that if you turn your
utilities off prematurely, you could incur extra charges.

IF YOU PAINTED ANY WALLS, please make sure you prime them or return them to the original color prior to your
inspection. You will be charged $200/room otherwise.

CANCEL AUTO-PAYMENTS set up through your tenant portal or your bank (if applicable) once your last months rent has
posted. We have no access to your portal to cancel this for you. Failure to do so may result in unwanted payments and
refunds will not be returned for 30 days.

Please review move out reminders that affect your security deposit:

o No damage to the premises beyond normal wear and tear and condition of the unit as noted on the move‐in inspection
report.
o The entire unit must be clean and all personal belongings must be removed prior to your move‐out inspection. Any
personal belongings left in the unit will result in a minimum trash out fee of $50.00.
o Kitchen cabinets, counters, and sink must be free of debris and clean. Cabinets must be emptied and wiped out if needed.
o Refrigerator and freezer must be cleaned out. No items, food or otherwise, can remain. Ice bucket should be emptied and
the ice maker should be set to the “STOP or OFF” position. Inside and outside need to be wiped clean.
o Stove top, rings, drip pans, range, hood, and oven should be clean and free of debris, grease, grime, and stains.
o Bathroom cabinets and closets must be emptied and cleaned. Bathtub, shower stall and sinks must be cleaned and free of
any hair, soap scum, or mildew. Toilets must be cleaned inside and out.
o Ceiling fans, light fixtures, and globes need to be dusted. Burned out light bulbs must be replaced.
o All walls, floors, and baseboards must be free of hair, dirt, stains.
o All nails, hangers, or any other items attached to the walls must be removed. All nail holes, or any other kind of holes or
damaged areas, should be spackled and sanded.
o All carpet must be vacuumed and all other flooring surfaces must be swept and clean, free of debris and stains.
o A fee will be charged for carpet cleaning if there are stains, damage beyond normal wear and tear, and/or pet odor. The
amount charged will be estimated at the move‐out inspection but could increase/decrease depending on the results once the
carpets are cleaned by a professional carpet cleaning service.
o Balconies, patios, and decks must be swept and free of all debris.
o All windows must be closed and locked. All blinds must clean and in working order.
o Satellite dish and/or equipment (includes, but not limited to: dish, posts, cables, or hardware involved in the installation)
must be removed and properly disposed of prior to move‐out or there will be a $200 removal fee.
o All trash and personal items that you no longer want must be placed in the appropriate dumpsters and trash bins. Larger
items such as mattresses and furniture must be removed from the premises or donated prior to move out. Charges will apply
for items left out by the road or outside of the unit.
o Tenant is responsible for installing clean air filters prior to move out.
