Duplex Residential Project (R-2)

A duplex is located in a 360 square-meter lot at an R-2 zone. The residence is bisected at
its whole length by a common wall that is 10m long. One unit has a frontage of 6m.

At the south most portion of the Ground Floor is a 2x2m foyer and a 2x4m return stair to
the upper levels. The foyer leads to a 3x6m living and dining area, which is adjacent to a
2x4.5m kitchen and 2x1.5m hallway. At the north most portion is a 3x3m maids quarters
and a laundry area of the same size.

The second and third floors are typical, comprised of a 5x2m landing from the stair, a
3x4m bedroom, and a 4x5m master bedroom. Both rooms have adjacent 2x2.5m toilet
and baths.

Site features: The site has an 18m frontage facing south and is parallel to a 7m wide road.
It has an 8-meter front setback which accommodates a 6x5m 2-car garage for each unit.
The rear and side setbacks are 2m and 3m respectively. The site slopes towards the east
at a 1.5% gradient.
