USER MANUAL

FOR
PROCESSING
OF RETAIL
LOANS
LOGIN:
The Login screen of LAPS is displayed as shown below: Enter PF No. and Password provided
for login.

Enter PF NO.
AND
Password

User ID is invariably the PF Number of the employee. Password is provided by the user.

In order to login into the system, users should enter their User Name and Password and
click the Login button.

LAS Home Screen:


After login, LAS Home screen will appear as under:
Loan Application Register (LAR)
The first step before starting processing any proposal is to create a Loan Application
Register. The basic purpose of this is to give an acknowledgement to the Borrower of
receiving his proposal.
When you click on “Loan Application Register” in the main menu the following screen is
displayed.

Click on the button


<New> to create a fresh
“Loan Application
Register”.

After clicking on new following screen will come:


Screen will be displayed with
field “Sectors” selected as
“Retail” by default. Sector
should be Retail for retail
proposals

Start filling the data in the screen, Where ever the fields are shown with red colored
asterisk mark (*) the said fields are mandatory and user has to enter the data in those fields
or else system will not allow saving the data on the particular screen.
 Name of the originating will come by default as per the user locations

 Type of Borrower: Drop down list shows two values namely “New Connection” and
“Existing Customer. New connection means customer is not having account with us
and so there is no customer ID of the customer. As per our retail schemes opening of
savings account is mandatory. So customer must have Customer ID. Select “Existing
Customer” if the borrower already has a Customer Id. If “Existing Customer” is
selected then another field “CBS Cust ID” will appear. Click on radio button adjacent
to the field CBS Cust ID and enter the finacle Customer id of the borrower. The
values available in Finacle server will be populated.
 Name of the Applicant
 Gender, Constitution & Employment Status  appropriate option to be selected
 Date of Birth /Date of commencement of Business /Date of Incorporation: Give the
date of commencement/ incorporation.
 PAN/TAN No. : Enter PAN/TAN number. If the borrower does not have PAN No type
“NOPAN”
 Identification Document At least one PAN or PASSPORT or VOTERID details should
be given.
 Fill up the fields Address, City, State, Pin Code, Email, Phone No., Mobile No. etc.
 Purpose of Loan, Enquiry Purpose & Loan Product: appropriate option to be selected
from drop down list
 Details of loan applied viz amount etc. to be filled.
 Comments / Recommendation of Lead Generation Official: Please fill in details.
 In case the application and processing will take place in ULP, then following details
to be given:

 In case the application and processing will take place in BRANCH, then following
details to be given:

 Whether Application is received with all required documents? : This field will be
available at Branch level only if the value selected in the earlier field i.e. “The
application creation and processing will take place in” is “Branch”. Select ‘Yes’ if all
required documents are submitted or select ‘No’ if some new documents are yet to
be submitted. In case the selection in the earlier field is “ULP then this field will be
entered at ULP or SARAL Office as the case may be.
 Date of receipt of additional documents as mentioned above: Mention the date of
the receipt of additional documents
 Whether lawyer/ valuer required: select yes in Mortgage backed loan, else no.
 Lead Created by: select appropriate option as per the application.
 Tenor of the Loan (in Months): Filled as per the loan application

Once all the mandatory fields are filled in and saved, “Application Inward No.” is generated
by the system. Note it future reference.

Click on Edit button and go for checklist of documents.

1. Click on Edit.
2. Click on Checklist for documents

 Add the required documents as per the scheme.

 Save and click on Print Acknowledgement.


 Acknowledgement slip will be generated as per the below screen.

 User can click on “Print” button to print “ACKNOWLEDGEMENT SLIP“.


 The status of the application can also be known to the borrower if they visit our
Bank’s site www.unionbankofindia.co.in
 Editing the Loan Application Register (LAR): In any case, need to edit the values
entered under Loan Application Register go to “Loan Application Register” Menu,
select the search criteria i.e. either Name or Application Inward No. , enter the
appropriate value and click on <Search> button. Please note that the LAR can be
edited only when the status of the application is “Open”. (I.e. LAR cannot be edited
once the LAR is attached to an application for Processing). The status of application
will become “Closed” when the Proposal is approved in LAS.

CUSTOMER PROFILE:
On completion of Loan Application Register (LAR), user has to proceed to processing
Application.
 Click on application
 Following screen will come

 Click on Retail

 New screen will come as under:

 After clicking on customer profile, next screen will come as under:


 After creating the LAR the next step will be to create customer profile. Customer
Profile has to be prepared separately, for each and every party to the loan
application i.e. borrower, co-borrower/s and guarantor/s. The procedure and
various screens for creation of customer profile is same for Retail, Agriculture &
Tertiary Module while it is different for Corporate & SME module. Customer
Profile created in Retail Sector can be used in Agriculture and Tertiary sector also
but cannot be used in corporate sector.

 Existing Customer: If we are processing the loan application of an existing


customer, then his details can be fetched by giving CUSTID or a customer can be
selected from providing customer name string as well. The values available in
Finacle will be populated. The values will be populated from the Finacle Report
server and hence values populated will as of the previous day.

 New Applicant: In case of a new connection, the details filled in Loan


Application Register can be copied into Customer Profile, using option available
at the top.

A customer profile screen consists of four tabs viz.


 Demographics,
 KYC Norms,
 Income & Expenses &
 Employment / Occupation details.
 Complete each tab one by one, after completing each tab (Demographics, KYC
Norms, Income & Expenses and employment/occupation details) the status of the
profile will come as completed.
 Customer profile will be completed for applicants/co-applicants/guarantors
 All the fields are self-explanatory.

 While creating customer profiles users have to keep note of the following points:
o Income and expenditure page will accept feeds based upon Employment
status as fed on the demographic page of customer profile.
o If user opts employment status as “Employee” then monthly income/expenses
has to be entered in the income & expenses page
o Annual bonus has to be entered, system will accept on 50% of the amount
entered in Bonus tab.
o Date of retirement is mandatory.
o Income details after retirement can be entered if applicant’s income post
retirement has to be considered while arriving loan eligibility.
o If user opts employment status as “Businessman” then Total Gross annual
income has to be entered in the bottom-right, Annual Income option on
income & expenses page.
o Once, the annual income is entered the Gross income will be auto-populated
with the income as per our guidelines.
o The other income, taxes and deductions have to be entered in annual figures
in the respective fields.

APPLICATION:
 Loan processing will start with creation of application
 Click on applications
 Click Retail for new application
 Click on Application

 New screen will open as below, enter borrower name and click on search button.

 All the names containing the characters in search criteria will be listed. Only the
names of the borrowers whose customer profile status is “completed” will be
displayed.
On selection, new window opens. Click on “New Application”.

 Click the required borrower name. If there are many entries with the same borrower
name, select the borrower having the Applicant Id which you have noted down while
creating the customer profile.
 On Selection, new window will open. Click on “New Application”.

- If it is Online Application, Click on “Yes” and give Inward Number. Otherwise, Click
on “No”. Then click on ok.

 The following screens will open

 The Screen displays the following main tabs of the Application:

1. Loan Particulars
2. Applicant/Guarantor
3. Documents
4. Workflow
Under Loan Particulars, there are two tabs viz.,
a. Loan Product &
b. Co-applicant/Guarantor.

 Click on Radio button of application inward number, the new screen will open as
under: select the application either by inward no or name of the customer.
 After clicking on search criteria and name, the screen will open as below:

 Select the customer and check the acknowledgement number.


 The new screen will open as under:
 Cost of the project is to be enter
 Select interest type to be selected from drop down list as per the scheme.
 Moratorium period as per the scheme to be entered
 Interest charged during Repayment holiday- select from drop down list
 Repayment period in months – to be entered as per the request to be entered.
 Periodicity of installmets, by default it will be come as monthly, select the
appropriate from drow down list.
 Interest charged : by default it will come to be paid as and when debited, can be
selected from drop down list.
 Govt. Sponser Scheme yes or no to be selected from drop down list
 Purpose of loan to be entered.
 Repayment Type to be selected from drop down list
 Mode of payment to be selected from drop down list
 Enter operative account number of the customer
 Facility type to be selected from drop down list.
 Further, as per the extant guidelines the Rate of interest in home loan varies for
salaried and non-salaried individuals, for which users have to select Employment
status specifically on the demographic page of customer profile.
 Separate loan products will be available for users when property is owned
singly/jointly by female applicant.
 Type of house loan: For Purchase / construction / repair / renovation, or
Composite project, Plot/construction or purchase of
 Plot purchase from: From govt. agency / private agency
 Purchase of plot (cost to be mentioned)
 Construction (cost to be mentioned)
 Interest deferred up to date: which is auto-populated when user selects “accumulate
interest” in the interest charged tab.

Click on “Amortization” button to view amortization details. The screen will appear as
under:
In Loan Particulars, after Loan Product text tab is proposed/ offered Asset, click on
proposed/ offered assets.

The follwing screen will open, having details of House, Verification details, Legal opinion &
Valuation Entry ( in mortgage backed loans)

 Click on new for additon of propety details then Click on each tab (House,
Verification details, Legal Opinion and Valuation entry) and enter the details of the
property as per the documents received.

 In different schemes different details will be required in the Proposed/ Offered


assets.
 In Case of Union Miles Loan, Vehicle details to be enter
 In case of education loan, education details to be enter.

Co-Applicant/Guarantor

Application  Retail  Loan Particulars  Co-Applicant/Guarantor

In this screen, attach any number of co-applicants and guarantors for a loan application.
Once a customer profile is defined, he/ she can be accepted as a co-applicant or guarantor
for other loans
 Select Applicant Type - select the option from the drop down which applicant has to
attach co-applicant or guarantor.
 Name of the Person – click the popup window to attach the name of the co-
applicant or guarantor.
 Relationship with the Applicant – Enter the relationship of the selected co-applicant
or guarantor.
 Include Income for Eligibility – select whether the co-applicant or guarantor income
should be included with the application.

Applicant / Guarantor

Applicant tab would be automatically populated with data from the "Customer profile".
This is only a display screen and is not editable. Basically this screen is for the sanctioning
authority to know the details of Borrower / Co-applicant and Guarantors. All the screens
entered while creating the customer profile will be displayed.
Credit Information:

Click "Credit Information" tab


4 tabs are displayed, namely,
 Bank Deposits /NSC / KVP
 Insurance policies
 Liabilities
 Lifestyle
Enter the details in each tab as per the credit information of the customer.

COLLATERAL SECURITY:

Under this tab, three sub-tab viz., Immovable Property, Vehicle, Other Assets are available.
Enter the details per the collateral secuirty offered like immovable property, or Vehcile or
other assets.

DOCUMENTS:
Documents screen has got two sub-screens

By Applicant:

List the Documents to be submitted by the applicant for the particular product.
The list of documents submitted has to be marked / ticked after clicking the edit button.

Apart from the list displayed, if you want to add any additional document you can click the
add button and select the required Document. It may be noted that only the Documents
which are available in the Document Master can be added. In case, there is any such
Document which is not available in the Document Master the same has to be informed to
the LAS System Administrator for updating the Document Master.

By Bank:

List the Documents, which are to be executed by the applicant before release of Loan.
Tick mark the documents which are to be executed by the Borrower before disbursal of the
loan.
The documents ticked will be reflected in Process Note and Letter to Borrower.
In case you need to add any other document, click on <Add> button and select the required
Document. Only documents which are available in Document Master can be selected. Here
also, in case there is any such Document which is not available in the Document Master, the
same has to be informed to the LAS System Administrator for adding the Document in
Document Master.

APPRAISAL:

The next step is to complete the Appraisal procedure for which the appraiser has to click
the “Appraisal” Tab. It consists of 7 screens namely
 Loan Details
 Comments
 Terms and Conditions
 Check List
 Pre Sanction Report
 Due-diligence Report
 Credit Report
 CIBIL Report
LOAN DETAILS
In this screen the “Appraiser” has to enter the date of appraisal, after the verification of the
application.
The Amount entered in the field “Sanctioning Loan Amount” will be the amount to be sanctioned. If
the amount is more than the eligible loan amount, the system will not allow you to enter the Date
of Appraisal and Appraised by fields.

Comments:

In this menu the comments on


 “Income & Expenses” ,
 “Experience & Service” and
 “Confidential Opinion”
Of the Borrower / Co Applicant / Guarantor is entered for perusal of the sanctioning
Authority.
Terms and Conditions:

Necessary terms and conditions have been already created for each loan; this list is
displayed in this screen. Along with this new terms can also be appended depending on the
applicant. The loan officer when required can also delete any such term added.

Add Terms and a condition - Use this to add new terms & conditions that is applicant
specific.
Click "Add" button in the bottom of the page. Now you can enter the new terms &
conditions in the box provided.
Click the Save button to save the entry made.

To delete any of the terms:


Click on the round radio button next to the term you would like to delete.
Click the "Delete" button in the bottom of the page.
If you are trying to delete an already existing term (and not a newly appended one) then a
popup window appears. Enter the reason for deleting the term.
Click "ok" to save the reason

Check List:
This screen lists out some check points which are to be considered while processing the
loan. User has to select appropriate answer and wherever required mention the remarks.
Pre Sanction Report:

Pre sanction report to be compiled based on the inspection made by the inspecting official.
For entering the report, click on new and enter the details required, then save the report
and can take print out for physical records.
Details of regarding comments of visiting officer it to be enetered mandatorily: Like Place,
Date, General Remarks/observations/ comments of visiting officer, name of the visiting
officer, designation with PA No. etc.

Due diligence Report

This tab helps to create the Due diligence report about the applicant,
There are three sub-screens viz:
Due Diligence Report – Salaried:
This Screen has three pages. Only after saving the first screen the other two screens will be visible.
Each field is self-explanatory.

We can take print out for physical copy.

Due Diligence Report – Others


This screen may be used when the borrower is non-salaried type of Borrower. Here also there is an
option to take a print out.

Each field is self-explanatory.


Due Diligence of Properties

This report is also self-explanatory. After entering the details, click on save button, and take print
out for physical records. If there are more than one property whose due diligence have been done
add each entry by clicking the “New” button.
Credit Report:
This tab helps to create the Credit report about the applicant, Co-applicant and Guarantor.
Select the name of the borrower, click on edit and enter the values. The second page calculates the
total, means of the Borrower based on the Assets and Liabilities entered in that page. Please note
that the values entered should be in Lakhs.

If the appraiser has not entered details in the screens “Check List”, “Pre Sanction Report”, “Due
Diligence” and “Credit Report”, the system will not allow the proposal to be approved or forward to
next level.

Check Eligibility
Click on Loan details tab, to know the eligible loan amount click on the button “Check Eligibility”.

Eligibility details will come as under:


Procedure for Scoring a Retail Proposal:

Where ever scoring needs to be done you can see two buttons “Send Details To IRB” and “Read
Scoring Details From IRB”.
When you click on “Send Details to IRB”, the data for scoring is forwarded to IRB.
After doing the scoring in IRB, the score will be imported to LAS by clicking the button “Read
Scoring Details from IRB”.

Click on “Send Details To IRB”.

System will pop up a message ‘Send Loan Details to IRB’. Click on “OK”.

The message ‘Loan details had been sent to IRB’ will be displayed. User should proceed
further only if this message is flashed. Minimize this screen and go to Loan Processing/ IRB
screen.
NOTE- If proposed assets are not entered in case of home loan, mortgage loan or personal
loan, system will not permit sending details to IRB and will flash the reason. In case of
Education Loan, ‘Details for Education Loan’ screen should be completed. In Education loan
scoring is done on the Co-Applicant. Hence Co-Applicant should be added in Education
Loan. In case, there is more than one co-applicant, add one co-applicant and do the
scoring. After completing the scoring add the second Co-Applicant.
IRB: In the Home Screen, there is Option for IRB. Click on IRB

Screen will appear as below:

Click on House Keeping:

Click on Import/Export.
Tick the check box ‘Retail Company’
Click on UPLOAD.
A message will be displayed showing the Borrower Name and the no of rows inserted,
updated and o rows bad.

Click on ‘ACTIVITY’:

Select “Retail Rating”. Following screen will be displayed


Select new in case status-

Click on List against Client:


Put name of the client and search, select client name from list,
Select model from drop down list. Select the product for scoring.

Click on proceed:
Scoring chart will be prepared,
Come to the end of the page. Click on “Finalise The Case” only. Do not click on “Send For
Approval”.
New message will come like, case is Finalised sucessfully.

Come back to Application by selecting the name of the Applicant,


Then to the Appraisal screen in LAS and Click “Read scoring details from IRB."
Click on read scoring details from IRB.

A message will be displayed as “Import retail Scoring?” Click on “OK”.


A message will be displayed Read Files: 1.
Click on “OK”, The Scoring is complete.
Click on Loan Process Note and check the Scoring in Process Note:

Workflow:

Workflow denotes the various stages that an application goes through till the loan has been
sanctioned. This tab has following five sub tabs, which are explained below:
History
Control will be in “History” sub-tab by default
It provides a log of how the application has moved during the processing of various actions.
Following details regarding the workflow history of the applicant is displayed automatically
based on the "action". Following are the fields displayed:

From Flow point - Flow point number of the sender.


Sent by - User id and name of the user, who has forwarded the application.
From Organization - Name of the organization (Branch/ULP)
Sent On - Date and time on which it is sent.
To Flow Point - Flow point number of the recipient, to whom it is forwarded.
Sent to - User id and name of the person, to whom it is sent for processing.
To Organization - Name of the Branch/RO
Mail type - Whether it is CC or not.

CAC Comments:

This screen is for various controlling office to give their comments on the proposal. For
instance a proposal may be directly forwarded to Central Office from the Branch. In such a
situation R.O. can open the proposal and offer their comments in this screen.

Action:

When you click "Action”, a new sub-tab called "remarks" appears next to the Action sub-tab
which displays the various remarks entered by the users who have given their comments
while forwarding the proposals.
Through “Action” sub-tab is the following actions can be carried out
-Send the proposal to other user for processing/recommendation/sanction
-Approve / Reject application (only by sanctioning authority)
- Undo the Approved applications (only by sanctioning authority)
-Audit Trail for audit trail report
-Reassign application (only by organization head)

Select flow point - Current flow point of the application is displayed here.
Received On - Date, on which the application reaches the user, is displayed.
Due On -The date before which the action should be completed. This date is calculated based on
the duration fixed for each action under ‘Setup --> Products --> flow point’.
Following details are displayed in tabular form:

Select- Click in required circle

Flow points - Flow point number through which the application passes through is displayed.

Actions - Description of the flow point as pre-defined by the system administrator is


displayed here. There are In-process, Post-approval and post-rejection actions. Actions that
are required to carried out when the loan processing is in progress is referred to as, "In-
process" actions

Initial Data Entry Vetting Done: This field has been provided with drop down values “Yes/
No”. This has to be entered by the first officer who is processing the proposal.
-In case the application is entered / created by CTO, he will forward the proposal to the
concerned officer who will verify the correctness of the details entered by the CTO and
select the value as “YES” in the field “Initial Data Entry Vetting Done”.
-If the proposal is initiated by an officer, the field “Initial Data Entry Vetting Done” has to
be selected as “YES” by the officer himself, without which the proposal cannot be
forwarded or approved.
In the field “Vetting Done By” the name of the Officer who has vetted the Data will be
automatically saved when the proposal is forwarded/ approved.

Click on Appraisal Checked, Process note and Pre-sanction inspection conducted checked
buttons.

Select No or yes from the drop down Whether Legal Compliance Certificate is Applicable'.
Additional tab Legal Compliance Certificate will be available and Legal Compliance
Certificate will be printed if Yes is selected only after Loan Proposal Status is
Processed/Approved.
Is third party involved at any stage in the Loan Sanction Process - Select the value as “YES” or
"NO?"

Click on “Send” button to send the proposal to the selected recipient.

Send: To send an application, these are the steps:

 Select the radio button corresponding to the action.


 Select organization: By default, the organization where the user is working is
displayed. Organization of the recipient to whom the current application should be
sent can be selected.
 Click"?", a list of all zones, regions and branches is displayed. It may be noted
that only Branch Head or authorized persons can forward applications to other
organization (Branch / R.O. / C.O.)
 Select the location where you want to send the loan application. For instance, for
a loan amount of Rs 5 lakhs, you may select your branch. On the other hand, if the
loan amount is Rs 25 lakhs, then you may choose your Regional office.
 Select Recipient: The logged in user can select the recipient to whom the
application should be forwarded.
 Click ‘?’, Recipients who satisfy the maximum class criteria in the organization
selected are alone populated as a list of recipients in a pop-up window.
 Select the desired recipient.
 Click "OK" button.
 The name of the selected recipient gets displayed in this field and ‘Send’ button
is enabled.
 Click "Send button".
On Click of ‘Send’ button, ‘Do you want to enter any remarks?’ message is displayed in an
alert box.
Type remarks, if any
Click ‘OK’ in the alert box,

The next user can repeat the same process if he needs to send the application to the next.
Flow point for another action. If the user has sent the flow point Approve and Reject buttons will be
disabled.
Approve or Reject an Application:

If all the actions have been completed and if the user has rights to "Approve" or "Reject" the
loan application then, the ‘Approve’ and ‘Reject’ buttons are enabled. User will be
authorized to approve or reject an application, if the user’s class is equal to or more than
the minimum class value specified in the product definition.

Approve - An authorized user can approve a loan by Clicking Approve button. When you
click "Approve", Post-approval actions will be listed along with existing actions.

Reject - An authorized user can reject a loan by Clicking Reject button. Post rejection
actions will be listed under the action column along with the In -process actions.

Undo - After processing a particular flow point, if the logged in user wants to reverse the
last performed action, Click Undo button. This will return the application to pre-approval
or pre-reject status. The system will display the In-process flow points.

Save - After completion of all flow points and on approval/ rejection of the application,
Click ‘Save’ button, the application is stored and it cannot be modified later. The status of
the form is changed to approve/ processed or rejected/processed depending upon the
option specified.

Remarks:

Remarks by the earlier user(s) are displayed under the head ‘Earlier remarks’ and it cannot be
modified.
Enter Remarks, if any.

Click “Send” button to forward it to the already selected recipient.


Click “Cancel” if you don’t want to save any remarks.

On Click of Close button confirmation is obtained and on acceptance of the same,


If you select ‘Cancel’ in the alert message box, the application is forwarded to the
recipient without any comments. On subsequent login to LAPS by the recipient, brief
details of the form is displayed in ‘Mailbox’ screen.

After approval of loan, we will go to Send to CBS and fill all the columns like:

After that click on send sanction details to CBS

System asks ‘ Do you want to send Sanctioned Detail to CBS’

Click on OK.
Save the file in C drive upload file

Copy the file name and use LAS2FIN menu in FINACLE.
