0 Building Background The hotel is located 500km away from UITM Seri Iskandar and 14km away
from Universiti Technologi Petronas. It is highly in demand during conventional
season from both universities which people will book the hotel early in order to
secure a place. Booking can be done through online site such as Agoda.com,

*Disclaimer: Type of inspection that had been carried out in the building was
condition survey where it inspects and assesses the building by doing visual
inspection which includes the structure, fabric, finishes and ground.

Most defects found in the hotel is, crack on the wall. Second defect is
dampness which can be found on the ceiling and wall. The rest of defects left are,
discoloration, which can be found on the wall, flaking and peeling of paint which
also can be found on the wall. Finally, mold growth and corrosion which also can
be found on the wall. Overall rating for this building is 4 which equivalents to good
condition hence it is safe to be used and occupied by the users.

6.1.4. Third floor

Before the third floor were added, it


was an attic which it was located on top of
the building before it was fully refurbished
into the third floor. Refer Picture 6.1.4(a).

After it was renovated into an actual


floor, more rooms, bathrooms, lobby and
passage were added due to its function as
a hotel. Refer Picture 6.1.4(b).

6.1.5. Attic floor

Originally the building only consists


of two floors, but after it was refurbished,
another floor was added, hence new attic
was built. It is located at the rooftop and it
locates a few facilities such as the lift motor
room and water tank. Refer Picture
6.1.5(a).

6.2 Material and

6.2.1 Roof Hotel Kristal uses a flat roof. It is a


roof which is almost level in contrast to the
many types of sloped roofs. This concrete
roof uses English bond as finishes with
white paint. English bond finishes are
considered as the strongest and widely
used in construction work same as brick
bond. It consists of alternate course of
headers and stretchers. Flat roof allows
the roof space to be used as a space.
There are refurbishment work done on the
roof but they still using the same design of
the flat roof from the former building.

After the refurbishment works, the building
use frameless tempered glass window
(W1), fixed glass panel with aluminum

aluminum frame (W4).

Firstly, the frameless tempered glass


window (W1) is located at hotel’s lobby on
ground floor level. One of the most evident
and valued benefits of tempered glass is
that it is safer. Tempered glass is stronger,
so it resists breakage.

6.3.2 Electrical Services

The former building provides

6.3.3 Building Services

The former building provides cold


water system and water tank to occupants.

6.4 Building facilities There is no building facility provides in the
former building. After refurbishment, Hotel
Kristal provided elevator as building facility
for staff and customers. This type of
vertical transportation that moves people
between floors levels of a building.
Elevators are generally powered by
electric motors that either drive traction
cables and counterweight systems like a
hoist or pump hydraulic fluid to raise a
cylindrical piston like a jack.

6.5 Safety 6.5.1 Fire-fighting system

Firefighting systems are provided before
and after refurbishment works were done.
There are no changes in firefighting
components. It is all compliance to the
firefighting requirements.

6.5.2 CCTV Security Control System


There is no safety requirement such as
CCTV security control system in the former
building. After the refurbishment, Hotel
Kristal installed CCTV to secure the safety

7. Local Authorities Requirements/ Act / Regulations and Procedures Refurbishments for heritage buildings have to face regulations that are
more stringent and must comply with the listed building requirements, which limits
the extent of alteration work allowed. The statutory requirements could cause

In Malaysia, there are several reasons why refurbishment has become a
popular sector. The increased number of age buildings and rapidly changing
technology in Malaysia construction demands building to be altered to
accommodate with current building used (Ali et al., 2009).

Although refurbishment work is an important activity in Malaysia, it is not easy


to manage. Ali et al. (2008) highlighted that refurbishment characteristics are
complex compared to newly built construction which involved various aspects such
as technical, technology, legislative, ecological, social and comfort This requires
proper planning in order to complete the project on time and to meet the client’s
requirements (Rahmat and Ali, 2010).

In addition, in building regulation, refurbishment design is one of the sectors


that are affected by the complexities of legislation. Changing and updating building
regulations by government have also affected approval process in refurbishment
projects, especially projects related to conservation. Highfield (2000) pointed out

8.0 Conclusion

Hotel Kristal which located in Bandar Seri Iskandar, Perak has done a
refurbishment and upgrading works such as added an extra floor on the top and
few partitions to add spaces for the rooms and other facilities needed by the hotel.
All materials in the building were upgraded in order to give a classy, expensive and
elegant look and vibe to the hotel for aethetical reason and customers’ satisfaction.
Most of material and finishes of floor that were used is, ceramic tiles and wall is
155mm of brickwall. The building also upgraded by using new type and design of
windows and doors after the refurbishment.

In addition, Hotel Kristal provides the fire-fighting system and probably the
most important is, the building services, as its aim is to protect human life and
property, strictly in that order. They use hose reel, fire alarm panel, intercom
system, fire extinguisher, alarm bell, break glass and heat detector as the fire-
fighting system. The fire-fighting system are provided for prevent fire occurs and
spread in the building.

Last but not least, the refurbishment work was done to change the function
of the building from shop houses to a hotel. There were a lot of aesthetical factors
and design added to building to achieve certain concept of how a hotel should look
like. It is important to ensure that the design and the process of refurbishment was
done correctly compliance according to the laws.
