The VENDOR hereby undertakes that their heirs, successors, and assigns shall warrant valid
title to and peaceful possession of the aforesaid properties and bind themselves to defend the
rights of the VENDEE against lawful claims of third parties whatsoever. The VENDOR
already relinquished possession of the property subject of this agreement to the VENDEE and
will defend the latter against all judicial or administrative actions for eviction.
