ABSTRACT

This report talks about the site planning process and


various parameters which were considered in site
planning. A total area of 18.5 Ha site is chosen for
this project. The main concept behind this planning
is to provide large green spaces for the residents to
breathe some fresh air in already polluted Delhi and
to provide adequate play areas for the children.

INTRODUCTION

The planning zone K-II with an area of 5924 Ha. Includes the Dwarka Sub-city and the area in
between Bijwasan road and the National Capital Territory of Delhi boundary and is bounded in East
by Delhi Rewari Railway Line, on the South by National Capital Territory of Delhi boundary in the
West by Najafgarh Drain and in the North by Najafgarh road and Pankha Road.

ABOUT THE SITE

Site is located in sector 24, Dwarka. It has a residential land use in the master plan. It covers an area
of 18.5 ha and has a height limit of 55m. Site is bounded by 4 major roads as follows:

East: Golf course road of 60m ROW

West: Sub Arterial road of 45m ROW

North: Collector road of 30m ROW

South: Urban Extension road of 100m ROW

With this road network especially UER and Golf


course road the site is easily connected to
Dwarka and Delhi and Rohini, thus making it
accessible to all parts of the city. There aren’t
any major existing developments near the site.
But there is a proposed convention centre, ISBT,
Golf course and an amusement park in the close proximity.

PHYSICAL INFRASTRUCTURE

There is an existing water supply water


tank in 2km, and a water treatment plant
in 6km STP is located adjoining
Masudabad village. STP is located along
the Najafgarh drain in 3km. Power supply
is regulated from 400kv sub station
located in sector 19. 750kv gas based
power station is proposed in sector 29.

• Extreme dryness with intensely hot summer and cold winter
• Temperature : Summer 40-45 C & Winter 4-5 C
• Avg rainfall : 620 mm
• Predominant wind direction : North West
• summer : 13 kmph & winter : 5 kmph

Design consideration
Heat = radiation + temperature
Intense sun radiation are observed in - east and west
For climates like Delhi, with extreme summers and extreme winters-
• Buildings- facing north south- longer faces
• Minimum surface area for the building to be given.
CALCULATIONS
The calculations include area specifications, requirements, unit calculations & land use
distribution. These calculations are based on the norms & standards provided by the Master
Plan of Delhi 2021. The calculations include, area for residential development, facilities &
the circulation.
The site planning is aimed to serve the population of 10000. The household size of 4.5 is
considered as per the master plan of Delhi 2021. Area for neighbourhood facilities and
housing level facilities comes out to be 7ha and circulation area of 15% has to be taken
according to master plan.

is divided into two parts

2. Plotted Housing

CONCEPT

Ideas for the planning was to have Functional neighborhood.


With proximity of residential areas to greens with highest priority, followed by commercial
and civic activities.
Placing green at the centre, will act as a central attraction point surrounded by commercial
and other psp activities will lead to a inclusive development.

Road Hierarchy
• Road hierarchy is maintained,
starting from the wider 18m
collector road to the narrow 6m
local road.
• Roads get narrower when you go
deeper into the site and become
less traffic

Central green spaces


• Greens are located such that
they are used by maximum
number of people.
• All greens are centrally located
to get the views to the housing
blocks and also feel inclusive

Proximity of Commercial and PSP


• Commercial and PSP are located
strategically such that, they are in
walking distance for all the
neighbourhood users.
• Informal markets are placed near
the EWS, LIG and school is located
near entrance and separate drop off
road is provided to reduce traffic on
the 18m road.

Building blocks placement


• All the group housing building blocks
are placed along the perimeter
respecting the shape of the site.
• With this arrangement we are able to
achieve large uninterrupted open green
spaces for all the dwellers to enjoy.
• Plotted housing is placed such a way
that almost every plot can enjoy the
housing park and play area

LANDSCAPE
The total area dedicated for green space in the proposed site is 50150 Sq M that is 5HA. This green
space includes different hierarchy of open spaces such as Neighborhood park, Housing Area Park, Tot
lots, Neighbourhood Play Area, Housing Area Playgrounds. The green space is planned in such a way that
it is uniformly spread across the site, making it walkable as the accessibility from EWS,LIG,

MIG, HIG Group housing & HIG,MIG Plotted housing is high. The green buffer on the two arms of the
site provide screening & prevention of pollution caused by external road traffic. The hierarchy of open
spaces is as under:

The landscaping includes plantation of shrubs, hedges, trees & lawns. The center to center distances as
per norms & standards mentioned in horticulture guidelines are considered. The landscaping is done in
such a way that the rainwater harvesting done will act as a support system to the plants. The details of

The above plants are placed along the roads, in parks as well as in green buffer provided. The plants are
indigenous, carbon and dust absorbing and hence, anti-pollutants
The availability of greenspace when compared with the standards like National Building Code, City
Liveability index, MPD2021, as per the ‘Sq.m. per Person’ norms, was satisfied as under:

The EWS, LIG, MIG & HIG housing will have stilt parking whereas all the other residential pockets like
LIG, MIG, HIG housing will have stilt + basement to cater the overall parking demand of the site planned.
The details are shown in the cross-sections drawn.
The land use distribution of the site has 43% of residential, 26% of recreational, 15% of circulation & the
remaining is constituted by commercial, PSP & utilities land uses.
