I, Felix Rumbaoa, married to Estefania P. Rumabaoa, Filipino Citizen and resident of Brgy. 50,
Butoong, Loaag City, Ilocos Norte hereinafter referred to as ADJUDICATEE-VENDOR do hereby
spontaneously

DECLARE AND MAKE MANIFEST

THAT the late Leonora Rumbaoa, is the registered owners of the parcels of land situated at
Laoag City, more particularly described and bounded as follows: 7922-G-3-B-2-B-1-C situated at
Brgy. 50, Laoag City, Ilocos Norte, more particularly described and bounded as follows:

A parcel of land designated as Lot No. 7922-G-3-B-2-B-1-B situated at Brgy. 50, Laoag
City, Ilocos Norte. Bounded on the SW along line 1-2 by Lot 7922-G-3-B-2-B-1-C, Psd-
01-087069; on the NW along line 2-3 by Lot 7922-G-3-B32-B-1-K, Psd-01-087069; on
the SW along line 3-4 by Lot 7922-C, Psd-264735; on the SE along line 4-1 by Lot
7889, CAD-195 Laoag Cadastre., containing an area of TWO HUNDRED FIFTY
FIVE (255) SQUARE METERS, more or less, covered by Transfer Certificate of Title
No. 021-201800618.

A parcel of land designated as Lot No. 7922-G-3-B-2-B-1-C situated at Brgy. 50, Laoag
City, Ilocos Norte. Bounded on the SE along line 1-2 by Lot 7889, CAD-195 LAOAG
CADASTRE; on the SW along line 2-3 by Lot 7922-G-3-B-2-B-1-D, Psd-01-087069;
on the NW along line 3-4 by Lot Lot 7922-G-3-B-2-B-1-K, Psd-01-087069; on the NE
along line 4-1 by Lot 7922-G-3-B-2-B-1-B, Psd-01-087069., containing an area of
TWO HUNDRED THIRTY TWO (232) SQUARE METERS, more or less, covered
by Transfer Certificate of Title No. 021-201800619.

A parcel of land designated as Lot No. 7922-G-3-B-2-B-1-D situated at Brgy. 50, Laoag
City, Ilocos Norte. Bounded on the NE along line 1-2 by Lot 7922-G-3-B-2-B-1-C,
PSD-01-087069; on the SE along line 2-3 by Lot 7889, CAD-195 LAOAG
CADASTRE; on the SW along line 3-4 by Lot Lot 7922-G-3-B-2-B-1-E Psd-01-
087069; on the NW along line 4-1 by Lot 7922-G-3-B-2-B-1-K, Psd-01-087069.,
containing an area of TWO HUNDRED FIFTY FIVE (255) SQUARE METERS,
more or less, covered by Transfer Certificate of Title No. 021-201800620.

THAT LEONORA RUMBAOA died intestate and without issue on ______________ at Laoag
City which is the place of her residence at the time of her death.

THAT there are no known debts due against LEONORA RUMBAOA on her estate at the
time of her death;

THAT I am the sole, immediate and compulsory heir to succeed and inherit her estate
consisting of their rights and interests in the above-described parcel of land, being her only brother;

WHEREFORE, invoking the provisions of Sec.1, Rule 74 of the Rules of Court, we hereby, by
these presents, ADJUDICATE unto ourselves the above described parcel of land.

MANIFEST FURTHER

THAT for in consideration of the sum of ____________________________________

THOUSAND PESOS (PhP ______________________), handed and paid by the GERMA S.
LLANDRITO, married to RASASEGRAM K. PARARAJASINGAM, of legal age, Filipino
Citizen, and a resident of Brgy. Juan, Solsona, Ilocos Norte, herein referred to as the VENDEE, do
hereby, by these presents, cede, sell, convey and transfer unto the said vendees, their successors,
assigns, executors and administrators, the SEVENTEEN (17) square meters portion of Lot No. 7922-
G-3-B-2-B-1-B, whole TWO HUNDRED THIRTY TWO (232) square meter portion of Lot No.
7922-G-3-B-2-B-1-C and the SEVENTEEN (17) square meters portion of Lot No. 7922-G-3-B-2-
B-1-D.

THAT the provisions of Article 1623 of the New Civil Code of the Philippines regarding the
notification of adjacent owners and probable redemptioners have been complied with;

THAT we hereby warrant the peaceful possession and ownership of the above-described real
property, free from all liens and encumbrances;

THAT it is hereby agreed that this instrument be registered as required by law.

RUMBAOA, that I am satisfied with his identity through authentic documents and competent
witnesses, known to me and to me known to be the same persons who executed this DEED OF
ADJUDICATION WITH ABSOLUTE SALE and acknowledges that the same is his free act and
deed.

This document, consisting of two (2) pages, including this page whereon this acknowledgment
is written, has been signed by the parties including the prospective vendees and their instrumental
witnesses on the left margin of the first page hereof, and sealed with my notarial seal.
