DEED OF ABSOLUTE SALE

 
Notice to the Public:

This Deed is by and between:

The Parties
 
Francisco Hermoso Gloriani married to Francia Cornelio Gloriani,
both of legal age, Filipino, and with residence and postal address at Sitio
Marungko, Purok 8, Kaymisas, Gen. Emilio Aguinaldo, Cavite, hereinafter
referred to as the “SELLERS”
 
-and-
 
       Danilo Mendez Jacla, Jr., married to Lanie Cornelio Gloriani, both
of legal age, Filipino, and with residence and postal address at Block 30, Lot
14, Pili St., SS Brigade, Western Bicutan, Taguig City, hereinafter referred
to as the “BUYERS.”
 
Antecedents

The Sellers are the absolute owners of a parcel of land located at Kaymisas,
Gen. Emilio Aguinaldo that was sold to them by Rural Bank of Alfonso,
Inc., by way of Deed of Absolute Sale1 sometime in June 1982. The said
parcel of land is covered by Tax Declaration No. 06-0010-004162 containing
a total area of One Thousand Four Hundred Four (1404 sqm) square meters,
more or less.

The Sellers offered to sell a PORTION of the above-mentioned property

with a total land area of Three Hundred Square Meters (300 sqm) for
Php1,000.00 per square meter to the Buyers wherein the latter has agreed to
purchase the said portion for the said amount.
 
Consequently, the Buyers and the Sellers mutually agree as follows:

1. The Buyers shall pay the Sellers the amount of Three Hundred
Thousand Pesos (Php300,000.00) in cash upon execution of this
Deed;

2. The Buyers agree to shoulder all the legal cost, fees, or taxes that may
be due on the transfer of ownership and title in their names; and

3. The deficiency of this contract shall be supplemented by the provision

of existing laws.

       NOW, THEREFORE, the SELLERS DO HEREBY SELL,

TRANSFER, and CONVEY by way of Absolute Sale to BUYER, his heirs
and assigns, the certain portion of the parcel of land together with all the

improvements found thereon, free from all liens and encumbrances of
whatever nature including real estate taxes as of the date of this sale.
