Demolition and Discovery Agreement


The undersigned Owner(s) understand and agree that certain conditions exist in the
existing (home/building) that will require Stone Construction Services to tear out
portions of the existing structure to determine the repairs needed. Those areas requiring
further investigation are as follows:

Remove vinyl flooring, underlayment and subflooring in second-


floor master bath and drywall on ceiling in first-floor family
room as needed.

On the (home/building) located at: 1234 W. Retrofit Ave., Camas, WA 98607

Demolition work will include tearing out those materials needed to reach a point Stone
Construction Services can start repairs and/or rebuild the structure to its original
condition or start the new remodeling work. Demolition will also include all cover and
cleanup as needed on a daily basis and hauling all debris away from the jobsite.

At the completion of the demolition phase of this agreement, Stone Construction


Services will compile a firm price quotation for the repair work necessary. Stone
Construction Services’ approximate preliminary estimate of the repairs needed is a
range of $7,000.00 to $10,000.00, and not to exceed $12,000.00.

In addition Stone Construction Services will compile a price quotation (lump sum)
with a HIGH to LOW range for the entire remodeling project outlined by Owner(s).

The lump sum price quotation may include Installed Allowance Amounts, Materials
Allowance Amounts or Labor Allowance amounts, specifying a range of potential costs for
a given item.

If Owner(s) requires itemization of prices and materials for the entire project, it will be
provided by Stone Construction Services for the rate of $75.00 an hour,
minimum of 6 hours.

If Stone Construction Services is authorized by the Owner(s) to complete all or at


least 90% (by dollar volume) of the work proposed, the execution of the DEMOLITION
AND DISCOVERY AGREEMENT will be credited in full against the cost of the
construction. If the Owner(s) elects not to enter into a construction agreement subsequent
to the signing of this agreement, the retainer shall be nonrefundable.
If the scope of the proposed repair and/or remodeling construction work is changed after
the signing of this agreement, the fee will be changed accordingly. Any alteration or
deviation from above terms involving extra costs will be executed only upon written
change order from Owner(s) and will become an extra charge over the agreed amount as
stated herein, with payment due prior to proceeding with the estimate.

It is understood and agreed by all parties to this agreement that no plans or specifications
are included with this agreement and that the quotations stated in this agreement are for
the sole and exclusive use of Stone Construction Services and may not be used
or relied upon by any other parties.

If no agreement for construction is reached between the Owner(s) and Stone


Construction Services within three (3) days of the receipt of the quotation for
needed repairs and the approximate quotation for the proposed remodeling work, the
quoted prices herein will be null and void.

If subsequent preliminary design work is requested for the entire remodeling project, this
will be provided at an additional fee of $975.00, also to be paid in advance, but NOT
deductible from the price of the contract.
