The selected residential project is located on Prinzregentenstraße, on the east bank of Isar
river. The bright, yet soft colour scheme and clean lines of the building facade present a
more contemporary style compared to the adjacent buildings, which articulate a more
classic approach. The building sector facing Prinzregentenstraße has been mostly re-pur-
posed to commercial use. The entire block occupies about 17,500 square meters.

The courtyards are only accessible through an entrance on the secondary street off the
main street. As proceeding into the courtyard, the facade profile gradually flattens down
and softens. The window frames become less stylised compared to the street front. Besi-
des, the ground-floor windows are in its normal size and a green patch comes between the
pedestrian path and the building facade acting as a buffer. Every entrance into the buil-
ding has a set of stairs leading towards it going up or down. The organically shaped paths
and the lush vegetation create a relaxing and calming atmosphere.

The ground floor is not accessible from the street front due to high public traffic and the
windows are shrunken to a much smaller size to provide more privacy. The entrances of
the building are formally expressed by the projecting landings of the stairs above, for-
ming an apparent entry-cue into the building leading to the commercial residents. The
courtyards of the block are inaccessible through the building on Prinzregentenstraße. The
residents access the courtyards from a different entrance instead.
This layout clearly separates the public from the private.

The paths in the courtyards are paved with smaller stones. This material change adds a
richer texture to the environment. The entrances into the building are mostly nestled in the
corners of the courtyard. The doors are single-swing timber doors with a cut-out in the
middle, ornamented with metal pieces. A handrail also comes in play with the three stairs
leading up to the door, being a considerate gesture for the elderly residents. All of the abo-
ve details stages an intimate, private setting for the residents.
