CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT OF LEASE executed and entered into by and between:

YVONNE DELOS REYES TORRES, of legal age, Filipino, widow and a resident of San
Pedro, Sogod, Southern Leyte hereinafter referred to as the LESSOR;

AND

MY FARM CAFE AND RESTAURANT represented by GAVINO D. DEJITO, Filipino,

of legal age, married and a resident of Purok 6, Rizal, Sogod, Southern Leyte, Philippines hereinafter
referred to as the “LESSEE”.

WITNESSETH THAT:

WHEREAS, the LESSOR is the registered owner of a certain property located at Osme ńa
Street corner Rizal Street, Sogod, Southern Leyte, Philippines;

That the LESSOR hereby leases unto the LESSEE and the latter hereby accepts in lease from
the former, the premises above-described, for the purpose of operating a business and enterprise,
subject to the following terms and conditions:

1. That the full term of this lease shall be a period of FIVE (5) YEARS to commence on the
month of January 24, 2018 and to expire on January 24, 2023, renewable at the will of
both the LESSOR and the LESSEE unless sooner terminated as herein provided;

2. That the term of the lease is renewable every FIVE (5) years with THREE (3%) percent
increase in the amount of the monthly rental.

3. That the LESSEE agrees to pay the monthly rentals of FIVE THOUSAND PESOS (Php
5,000.00), payable every end of the month at the leased property;

4. That the LESSEE will pay FIFTEEN THOUSAND PESOS (Php 15,000.00) representing
TWO (2) months deposit and ONE (1) month advance payment.

5. That the LESSEE shall notify the LESSOR at least THIRTY (30) days in advance should
the LESSEE decide to abandon the leased premises.

IN WITNESS WHEREOF, the parties have hereunto affixed their signatures this 24th day of
January, 2018 in Sogod, Southern Leyte, Philippines.
