LEASE DEED

This lease Deed is executed at Coimbatore on this 14 th Day of February 2020 by and
between, Mrs. R. Srividya W/o. V. Neelakrishnan age 42 years and residing at Door No.5,
Ambal Nagar, 2nd Cross, Maniyakarampalayam, Ganapathy Post, Coimbatore – 641006.
Hereinafter referred to as LESSOR which expression unless repugnant to the context, shall
mean and include their respective legal heirs, executors administrators and trustees, herein
referred to as LESSOR OF THE FIRST PART:

Manager Mr. T.Senthilkumar S/o. Thanthoni aged 38 years. Having its Corporate
Office at No. 115/4, Ponniamman Koil Street, Noombal, Chennai – 600 077. Hereinafter
referred to as “LESSEE” which expression unless repugnant to the context or meaning
thereof shall deem to mean and include its successors and legal assignees through its duly
authorized representative who has been duly authorized to sign and execute this Lease Deed;
hereinafter referred to as LESSEE OF THE SECOND PART:
WHERE AS the LANDLORD is the absolute owner of the premises mentioned in the
schedule hereunder which herein after be called as the PREMISES, whereas the LAND
LORD has agreed to let on rent the PRMISES to the TENANT to run the business in the
name and style of BULLET LOGISTICS INDIA PRIVATE LIMITED.

Where as both LAND LORD and TENANT agreed to the terms and conditions of the rent
into writing.

NOW THIS MEMORANDUM OF RENTAL AGREEMENT WITHNESSESTH as follows:-

1. This Agreement of Tenancy will commence from 12th day of January 2020 and will be
effective for a period 3 years (36 months ) and extendable on mutual consent.
2. LAND LORD shall give possession of premises with connected load of 10 HP Power.
3. TENANT shall pay a monthly rent of Rs. 30006/- (Rupees forty five thousand eighty
only) to the LADN LORD before 10th day of the subsequent calendar month.
4. Advance not paid by the TENANT.
5. The TENANT shall keep the PREMISES. Demised in good condition and shall not
cause any damages to the property, fitting and building.
6. The TENANT shall permit the LAND LORD to inspect the condition of the
PREMISES at all reasonable hours.
7. The TENANT shall not sublet whole or part of the premises to anybody else without
the written consent of the LANDLORD.
8. The TENANT shall pay the Electricity Charges claimed by the concerned authorities
according to the Electricity Meter reading.
9. The TENANT shall pay the applicable service Tax as per the provisions of the service
Tax Act on time.
10. The TENANT shall deduct the Tax Deducted at source (TDS) from the monthly rent
payable to the LANDLORD & remit the TDS to the income Tax Authorities on time.
11. The TENANT shall consider & pay the rent amount mentioned in Clause – 3 with an
annual increase of 5%, effective from 12th March 2018.
12. 3 months (Three months) prior NOTICE on either side is a must for vacating the
premises.
13. The TENANT shall not use the rented PREMISES to carry out business in items like
ams & ammunition, dangerous materials, fie hazard materials, health hazard
materials, materials prohibited by Government Law.
14. The TENANT should carry on only lawful business in the premises.
15. So long as the TENANT pays rent as agreed to the above and honors the conditions of
the conditions of the lease agreement the TENANT shall quietly the possession of the
PREMISES during the period of lease.
16. The TENANT shall use the existing water resources in the property.
17. The agreement automatically gets terminated at the period specified in the agreement
and shall be extended only upon mutual consent of the parties to the agreement.
18. The LAND LORD shall pay the corporation and other taxes for the PEMISES.
19. SCHEDULE OF PROPERTIES:- No. 86/6 ward No: WD27, Tank street
Chinnavaedampatti, Coimbatore….. God own measuring approximately 2880 square
feet along with open places covered with fencing.

HAND AND SIGNATURE ON THIS DAY MONTH AND YEAR FIRST ABOVE
