• A hypermarket is a retail store that combines a department

store and a grocery supermarket. Often a very large
establishment, hypermarkets offer a wide variety of products
such as appliances, clothing, and groceries.

• Hypermarkets offer shoppers a one-stop shopping experience.

• The department store is essentially a very large shop, generally


on several floors, selling a wide variety of goods, including
clothes, household goods and food. Their design should provide
maximum flexibility to permit frequent adjustments required for
the seasonal sales patterns. The food department is the only one
purpose designed. A main structural grid between 5.4 and 6m is
commonly used, with 5.4m being considered optimum.
• The largest hypermarkets are about 2,50,000 m2. Shoppers
generally purchase a greater quantity of goods in hypermarkets
than in supermarkets and therefore larger size trolleys are used.
This needs to be considered in the design. The 'superstore' is a
further development of the hypermarket.
• Free-standing supermarkets average
2100 sq. m to 2900 sq. m.
• With 75 to 80 percent of the total store
devoted to selling space.
• And the remaining 20 to 25
percent of floor space
devoted to service areas.
• Should be one of the project magnets
placed at the end of a main corridor
and accessible to Parking.
• Columns should be kept out of
shopping aisles.

Gross leasable areas vary, many infilling centers fall within 25 000 and 50 000 m2 GLA providing 40 to 100 units.
New regional centers may provide up to 100 000 m2 GLA with 40 per cent allocated to large space users
(magnets).

Magnets (Hyper Market, Department store, food court, Cinema or Entertaining zone) are sited near the ends
of malls and branches to attract flows of shoppers past individual shops and have an effective range of 90 to
120 m. It is not practical to extend a mall more than 350 m

GENERAL BUILDING REQUIREMENTS
1- MEANS OF ACCESS
• Every building plot shall abut on public/private means of access like streets/roads.
• For buildings like markets, theatres and other buildings which attract large crowd,

• Width of footpath for mixed use areas is 2.5m and in shopping frontage is 3.5-4.5m.
•.Approach to the building shall be through paved pathways.
• Safety concern of cyclists and pedestrians should be addressed.
• Width of access shall no be less than 6m.
• If main entrance at the boundary wall is built over, minimum clearance shall be 4.5m.
• minimum 6m driveway width and 9m turning radius shall be provided for fire tender movement.
• for intersection junctions, the rounding off or cut off or splay treatment shall be done.
2- COMMUNITY OPEN SPACES AND AMENITIES.
•No recreational space shall be less than 450m2.
•In such spaces, a single storeyed structure as pavilion
or gymnasia up to 25m2 in area may be permitted, such
area may be excluded from FAR.
•Each recreational area and structure on it shall have
independent means of access.
•The building line shall be at least 3m away from the
boundary of recreational space.

4- OFF-STREET PARKING SPACES

•For two wheeler and bicycle to be not less than 1.25m2 and 1m2 respectively.
• for loading and unloading min 3.5m×7.5m shall be provided.
• parking spaces shall be paved and clearly marked.
5- GREENBELTS, LANDSCAPING AND WATER CONSERVATION

•Planting of trees in open spaces should be done carefully to take advantage of both shades and sunshine without
obstructing the flow of wind circulation and sight.
•Their advantage for abating glare and for providing cool and/or warm pockets in developed areas should also be taken.
•The types of plants, the distance between trees/plants from the building and the distance between plants shall be
carefully worked out keeping in view the structural safety and aesthetic requirements of buildings.
•Trees shall be cut only after obtaining the permission of
authority.
•Conservation of water by rain water harvesting and by
use of recycled water to the maximum extent possible
is required.
•Commercial multi-storeyed complexes may use
recycled water for flushing of toilets , horticulture and
fire fighting purposes.
•Separate storage tanks and separate distribution pipes
shall be provided.
6- REQUIREMENTS OF PARTS OF BUILDINGS

6.1 – PLINTH
• main building – 450mm from the surrounding ground level
• inner courtyard and covered parking – 150mm
6.2 – MEZZANINE FLOOR
• area of mezzanine floor shall not exceed on-third of the plinth area of the building.
• minimum height of 2.2m
•Minimum size is 9.5m2.

6.3 – STORE ROOM


• height – 2.2m minimum.
• size – 3m2 minimum.
6.4 – BASEMENT

• the construction of the basement shall be allowed by the authority


• shall be used for storage purpose, parking spaces etc.
• clear minimum front margin of 4.5m and 3mr rear margin.
• at least 2.4m in height from floor to underside of roof slab.
•Adequate ventilation shall be provided in form of blowers, exhaust fans, air conditioning etc.
• the walls and floor of the basement has to be waterproofed.
•For all public buildings having basement more than one level, access to all levels shall also be provided through
lift.
6.5– BOUNDARY WALL
•Except wit the special permission from the authority the maximum height shall be 1.5m-2.4m above
the centre line of the front street if the top 0.9m is of open type construction.
