EV Connection Offering EV Charging As An Amenity to Zehn Bukit Pantai

Zehn Bukit Pantai is the first existing condominium which provides the EV charging facility to any
residents who wants to apply for it in their parking bay.

Usually for existing condominium, the problem is to determine whether they have sufficient power
supply to cater for all owners. In addition, even though the TNB incoming power supply is sufficient,
the bottleneck will happen at the basement DB where the initial electrical design is only cater for car
park lighting. Therefore to cater for all residents, a new sub main cable from the Main Switch Board
has to be installed and pulled to the car park area.

Before the project if even started, a feasibility study was conducted where the energy consultants
logs the incoming supply for the 2 towers A & B Main Switch Board for a week to determine the
maximum demand and also the power pattern. Once the consultant has concluded the study and
recommend the safety margin of the power reserve, then only we can determine where to tap the
additional load from the future EV chargers.
Once the study is completed and the project is feasible, Zehn Condo management notified to all
residents whom are interested to sign up for the initial phase. Based on the infra costing and
equipment selection, the cost to build the infra will be shared with all residents which is RM7.5k per
resident. The package includes the infra cost of the sub main cable and the changes in the electrical
main switch board. Each resident will be provided with a max power of 7kW including an industrial
grade metal clad 13A switch socket outlet with weatherproof cover with an isolator switch for
optional installation of charging station. The package comes together with an individual DB with the
protection devices for overload and short-circuit including earth leakage safety protection for user. A
special RCCB of Type A with a sensitivity of 30mA shall be used as part of the Malaysia Standards
(MS) requirement for charging station. With the individual DB, any fault on the resident charger will
be protected and isolated without disruption the rest of the power supply in the condo.

The Zehn Condo Management committee reviewed all the contractors’ proposal to find a suitable
one to do this. A Professional Electrical Engineer will design a new electrical single line drawing to
cater for the additional load. The drawing has to be endorsed by the PE as well. Each resident will
also be equipped with an individual energy meter, the electricity reading will be monitored online
without the hassle of having the Building management team to read the meters every month.
