DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale is made and executed by and between:

__________ of legal age, married to _____________, Filipino, and a

resident of _________________, Philippines, hereinafter referred to as the
SELLER;

In favor of

____________, of legal age, married to ___________-, Filipino and a

resident of __________________, Philippines, hereinafter referred to as the
BUYER;

WITNESSETH:

WHEREAS, the SELLER is the registered owner of a parcel of land

which parcel of land is particularly described as follows:

A parcel of land known as Lot I-B-10-B-2-

1,Bsd-11-007861 (AR) Portion of Lot 1-B-10-B-
2,Bsd-11-003191(AR), situated in Tiblawan,
Governor Generoso, Davao Oriental, Philippines,
containing an area of TWENTY TWO
THOUSAND FOUR HUNDRED FORTY (22,440)
SQUARE METERS, more or less; bounded on the
NE., by Lot 1-B-10-B-2-28 (Road); on the SE., by
Lot 1-B-10-B-2-2; on the SW., by Davao Gulf and
NW., by Lot of Vicente Perez, covered by Transfer
Certificate of Title No. CLOA-12645, issued by the
Registry of Deeds for the Province of Davao Oriental.

WHEREAS, the BUYER has offered to buy the ONE HUNDRED

EIGHTY (180) SQUARE METER portion of the above-mentioned
property and the SELLER has agreed to sell the same for the amount of
NINETY THOUSAND (90,000.00) Philippine Currency;

NOW THEREFORE, for and in consideration of the sum of

NINETY THOUSAND (90,000.00) Philippine Currency, to us in hand
paid in full and to our satisfaction by the BUYER, the SELLER do hereby,
SELL, CEDES, TRANSFER, CONVEY and RELINQUISH in a manner
absolute and irrevocable, all his rights and interest unto the said BUYER,
her heirs, and assigns, the above-mentioned parcel of land, including all
accessories/improvements found thereon; free from all liens and
encumbrances whatsoever.

 The SELLER hereby warrants to defend the title of the herein
BUYER, her heirs and assigns in the property herein conveyed against the
lawful claims of all person whomsoever;
