DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED of Sale, made and executed this 23 of March 2021 in Quezon City by:

“BUYERS”.

W I T N E S S E T H THAT:

WHEREAS, the SELLER is the absolute and registered owner of two ()


condominium units consisting of Forty (0) Square Meters each unit for a total of eighty
(0) Square Meters, located at th Floor, Unit and Unit, Condominium, Brgy. South
Triangle, Mother Ignacia Avenue, Quezon City. Covered by Condominium Certificate of
Title No. N- and N- issued by the Registry of Deeds of Quezon City.

WHEREAS, the BUYERS offered to buy and the SELLERS has accepted said
offer, to purchase Unit and Unit within the Condominium, more particularly designated
at the th floor and more particularly described as follows:

NOW, THEREFORE, for and in consideration of the foregoing premises, and the
covenants hereunder set forth, the parties hereto agree as follows:

1. The SELLERS hereby SELLS, TRANSFERS and CONVEYS, unto the


BUYERS, their successors-in-interest and assigns, the above described properties, for a
total consideration of PESOS ( ) Philippine Currency.

2. SELLERS warrant that the title to the said condominium unit is free and
clear of any and all liens and encumbrances, except the restrictions contained in the Master
Deed.
3. The BUYERS hereby acknowledge that they have examined the said
condominium unit and accept the same.

4. Capital Gains Tax shall be for the account of the SELLERS

5. Unpaid Realty Tax shall be for the account of the SELLERs if there be
any.
6. The association dues and utilities shall be for the sole account of the
SELLERS until execution of this Deed of Absolute Sale.

7. Documentary Stamps Tax, Notarial Registration Fee, Transfer Tax,


Processing Fees and all other miscellaneous expenses to transfer title to the name of the
buyers and all other expenses required by law to the buyer for registration of the Deed of
Absolute Sale shall be for the account of the BUYERS.

8. The Agreement shall be binding and valid upon the parties herein and their
heirs, agents, representatives, and assigns.
