To Melissa Brown and the Cumby Development Organization:

Thanks for meeting with our neighborhood association team on May 3, 2021. We appreciate
your prompt, respectful, serious consideration of neighbor questions and concerns. We write to
confirm the details of our meeting’s conversations. This maintains transparency and provides a
record we can all return to as we engage across time with a range of city and neighborhood
partners.

We discussed the following plans:


• Cumby will engage with the neighborhood prior to, during and after property
development is complete as property owner and manager over the next 10 years.
• Cumby is moving the power lines along its Manor property lines underground.
• Cumby is engaging directly with residents’ with property lines abutting Cumby
development to select trees for planting.
• Cumby is willing to deposit funds in a Parks Foundation account earmarked for JJ
Seabrook neighborhood creek clean up, greenbelt development, and maintenance.
• Cumby is working with the city to put in a pedestrian hybrid beacon across Manor.
Location to be determined based on TIA and pedestrian safety.
• Cumby will investigate partnering with the city to complete sidewalk installation along the
east side of Tillery between MLK and Manor to complement the existing sidewalk on the
west side in addition to the potential for a bike lane along Tillery.

The neighborhood has requested that Cumby also consider:


• Increasing the percentage of affordable offerings from 10% at 60% MFI to 15% or
diversify the range of MFI 10%
• Allow for an easement enabling foot traffic from the JJ Seabrook Greenbelt through City
parkland across the area on their property and out onto Manor.
• Work with the Elizabeth Property Group and the City to extend creek clean up, planting,
watershed protection, accessibility, tree shade and usable greenspace options across
Manor alongside the Kensington apartment complex.

The neighborhood will collaborate to illustrate a visioning plan aligned with the neighborhood’s
vision and values, (i.e., fostering a diverse community, preserving the natural environment and
supporting innovative grey infrastructure that enhances our diverse community and the natural
environment). For example, the plan will earmark existing creeks, walking paths, sidewalks, bike
lanes, greenspaces and neighborhood vision for future restorations, extensions, and innovative
developments aligned with neighborhood values. We support development projects as they
enact this shared vision.
