CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT OF LEASE, executed by and between:

, of legal age, single/married, Filipino, with residence and postal address at

_____________________________, Zamboanga City, Philippines, hereinafter called and referred to as the
LESSOR;

, of legal age, single/married, Filipino, with residence and postal address at
_____________________________, Zamboanga City, Philippines, hereinafter called and referred to as the
LESSEE.

W I T N E S S E T H : That

WHEREAS, the LESSOR is the owner of a one-storey commercial building erected on his/her own
lot along ______________________________, Zamboanga City;

WHEREAS, the LESSEE desires to lease ONE (1) Unit commercial space of the hereinabove
described commercial building for use as ____________________________;

NOW, THEREFORE, for and in consideration of the foregoing premises and particularly of the
agreements and stipulations hereunder contained, the parties have agreed, as by these presents they do hereby
agree on the following:

1. LEASED PROPERTY: That the LESSOR lets and lease to the LESSEE the said ONE (1) unit
commercial space measuring about ____________ square meters (____ sq.m.) for _________
business;
2. TERM: That the term of this lease shall be for _________ YEAR commencing on
__________________ up to ___________________, renewable upon the option of both parties for
like or longer period in accordance with the same or different terms and conditions as may be agreed
upon by the parties;
3. RENTAL: The monthly rental shall be _______________ PESOS (P0,000.00) to be paid by the
LESSEE to the LESSOR on or before _____________ (___th) day of each and every month.

4. DEPOSIT: a deposit equivalent to _____ (___) months amounting to ___________ PESOS

(P0,000.00), which has been handed personally by the LESSEE to the LESSOR upon the signing of
the contract, receipt whereof is herein acknowledged by the LESSOR. The same amount will be
return to the LESSEE subject for deduction to cover for any damage/s on the said unit at the end of
this lease contract, if any;

5. UTILITY CHARGES: The LESSEE shall pay at his/her own expenses the monthly charges for,
electricity, water, and other utility facilities used in the leased premises and the LESSOR shall be
entitled to examine any and all receipts for the payment made by the LESSEE of the electric bills
during reasonable business hours, to ensure that there is no delinquency thereof shall be attributed
subsidiarily to the LESSOR;

6. LOCAL RULES AND REGULATIONS: The LESSEE shall undertake to comply with all laws,
ordinances and other regulations of the national and local government affecting or pertaining to the
leased premises during the term of this contract, including regulations for sanitation and cleanliness;

7. LESSOR’S ACCESS: That the LESSOR shall have free access to the leased premises at anytime
during reasonable business hours to conduct inspection of the premises;

8. PROHIBITED MATERIALS: That the LESSEE shall not keep or store dangerous, poisonous
detrimental, obnoxious or combustible materials in the leased premises, nor keep or store dangerous,
prohibited and regulated drugs or contraband therein and in its immediate vicinity;
