SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

1. To act as my/our representative with full authority to negotiate and conclude


with Filinvest ___________________________________________ (The “Corporation”) with
regard to the reservation application for the eventual purchase, whether on
cash or on installment basis, of ________________________________________________________
condominium unit/s together with the appurtenant use of _________________________
_________________________________________________ parking space/s at the Corporation’s
_________________________________________________ Project of such identity, size and
location as my aforesaid attorney in-fact shall determine.

2. To sign, execute, deliver and submit all the necessary documents that may be
required by the Corporation for the purpose, including but not limited to the
Reservation Application, Contract To Sell, The Deed of Absolute Sale, Schedule
of Payments, and other related documents;

3. To obtain a credit accommodation with any bank of financial institution in such


amount as the attorney-in-fact may deem fit and as may be required to finance
the purchase of the unit/s and to sign/execute any loan or mortgage
document/s and such other pertinent contracts as may be necessary relative
thereto;

4. To sign, execute, deliver and acknowledge all such contracts, deeds or other
instruments as may be necessary for the purpose of purchasing the unit/s and
effecting payment thereof;

5. To exercise over-all supervision and care of the unit/s while I am/we are
outside the country or when I/we cannot personally attend to it;

6. To attend, participate and/or vote as my/our representative in all meetings of


members by the Condominium Corporation that may be organized for the
purpose of managing and operating the _____________________________________________
Condominium Project.

7. To discharge all obligations relative to the maintenance and orderly condition of


the unit/s and the condominium project as a whole pursuant to the documents
of sale, Master Deed and Declaration of Restrictions and the Condominium Act;

8. To make representations with the Developer or the Condominium Corporation


in respect of suggestions or complaints regarding the administration of the
Condominium Project;

9. To insure the unit/s and any and all improvements therein against all such risks
as may be necessary or required by the Master Declaration of Restrictions;

10. To pay such association dues, assessments and other charges as may be
required by the Developer and/or the Condominium Corporation;

11. To represent me/us in all actions that may need our decision as owner of the
unit/s pursuant to existing laws;

12. To receive and/or acknowledge receipt of, receipt of payment, notices of


demand for payment and/or cancellation and other documents/papers relevant
to the unit/s emanating from said Corporation and/or the Condominium
Corporation;

13. To receive the turnover and/or possession of the unit from the Corporation or
its representative and to sign, execute, and deliver whatever documents may be
needed for said turnover.

HEREBY GIVING AND GRANTING unto my/our said attorney-in-fact full power and
authority whatsoever requisite, necessary or proper to be done in or about the premises, as
fully to all intents and purposes as I/we might or could lawfully do if personally present
(with power of substitution and revocation), and hereby ratify and confirming all that
my/our said attorney shall do or cause to be done understand by the virtue of these
presents.
