DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale is executed by and between:

SERAPHINE SAJUL, by himself and representative of Atela Sales and Asuncion


Sajul, of legal age, Filipino, married and with residence at Cabugao, Gasan,
Marinduque, hereinafter as “SELLER”.

-and-

ARSENIO MANAHAN, of legal age, Filipino, married, and with address at


Cabugao, Gasan, Marinduque, hereinafter as “BUYER”.

WITNESSETH:

WHEREAS, the SELLER, as heir of the previously registered owner of a parcel


of land located at Cabugao, Gasan, Marinduque and containing a total land area of
One Thousand Six Hundred and Eighty Six(1686) SQUARE METERS, more or
less, and more particularly described as follows:
Lot 1647-A

“A portion of a parcel of land with an area of more or less 1686 square


meters and bounded on the NORTH-010(4184) PACIFICO SEVILLA; EAST-
025(5192) ALEJANDRO MABOLO; SOUTH- CREEK and WEST- 1674-B
ROSARIO CAYETANO.”

This is covered by Tax Declaration No. 03-05705 and has a value assessed at
PHP 4, 600.00 , with a market value of PHP 11,510.00

The SELLER represents and warrants to the BUYERS that:

(a) The SELLER is the lawful owner of the Subject Property;

(b) There are no accounts payable that pertain or accrue to, nor any
outstanding obligation in respect of any Deed pertaining to the Subject
property by virtue of which liens or other encumberances may be imposed
or attached thereto; and,

(c) The obligations of the SELLER under this Deed and all other
arrangements related thereto constitute its legal, valid and binding
obligations, enforceable in accordance with the terms thereof.

WHEREAS, the BUYER has offered to buy, and the SELLER has agreed to sell
the above-mentioned property for the amount of Nineteen Thousand pesos (PHP
19,000.00), Philippine Currency;
NOW THEREFORE, for and in consideration of the sum of Nineteen
Thousand pesos (PHP 19,000.00), Philippine Currency, hand-paid by the vendee to
the vendor, the SELLER DO HEREBY SELL, TRANSFER, AND CONVEY by way of
Absolute Sale unto the said BUYER, his heirs and assigns, the certain parcel of land
together with all improvements found thereon, free from all liens and encumbrances of
whatever nature including real estate taxes as of the date of this sale.

IN WITNESS THEREOF, the parties hereby set unto this document their
