DEED OF HEIRSHIP AND ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED is entered into and executed by, the Heirs of JOSE REMOLLO, namely:
NARITA R. LIM, SHIRLEY R. GRINGIO, heirs of DIOSDADO REMOLLO , represented by
JOJO REMOLLO, in his behalf and in behalf of his three sisters and one brother; Heirs of
ELPEDIO REMOLLO , duly represented by MAFFIE REMOLLO, in her behalf and in behalf of
her two sisters and four brothers; ROGELIO REMOLLO, PAZ R ADALIM, all of legal age,
Filipinos, married, except JoJo and Maffie who are singles, and residents of barangay
Maningcao, Sibulan, Negros Oriental, hereinafter called the HEIR-VENDORS, in favor of,

MARIA SIGLOS REMOLLO, also of legal age, Filipino, single, and with residence and
postal address at barangay Tapon Norte, Sibulan, Negros Oriental, hereinafter referred to as the
VENDEE;

WITNESSETH:

That the herein vendors are the co-owners of one sixth (1/6) undivided share over a
certain parcel of land known as Lot No. 1012, covered by Original Certificate of Title No.
12638, situated in barangay Tapon Norte, San Jose, Negros Oriental, consisting of ONE
HUNDRED and FORTY FOUR (144) Square meters, more or less; thru inheritance from
their grandparent;

That originally Lot No. 1020 was registered in the name of spouses PATRICIA AMORES
and FLAVIANO REMOLLO, under the aforementioned Original Certificate of Title No.
12638, and the herein registered owners died intestate sometime ago, leaving without any
testamentary will and no known debts not settled until the present and upon their death they
were survived by their six (6) children and only compulsory heirs, namely: JESUS,
VICENTE, EMILIO, ILUMINADA, JUANA, and JOSE, all surnamed REMOLLO;

That JOSE REMOLLO also died intestate in 1954, leaving without any testamentary will
nor debts not settled until the present and upon his death he was survived by his legitimate
children and only compulsory heirs, the parties herein;

That invoking the provisions of Section 1, Rule 74 of the Rules of Court, and other
relative laws on intestate succession, the herein Heirs of Jose Remollo, the latter also One of
the sixth Heir of the late registered owners, spouses Patricia Amores and Flaviano Remollo;
do hereby settled and adjudicate unto themselves the One sixth (1/6) portion of Lot No. 1012,
consisting of TWENTY FOUR (24) square meters, more or less;

That for and in consideration of the sum of FORTY EIGHT THOUSAND PESOS
(Php48,000), Philippine Currency, in hand paid by the herein Vendee, Maria Siglos Remollo and
receipt in full is hereby acknowledged by the herein Heir-Vendors to their entire satisfactions
and that by virtue of these presents, the Heir-Vendors do hereby SELL, TRANSFER, and
CONVEY unto the vendee, her heirs and assigns, all the vendors’ rights, interests and
participations over the aforementioned parcels of land, consisting of TWENTY FOUR(24)
square meters, more or less, including all the improvements found therein, free from all liens
and encumbrances;

That the vendor herein declares that due notice has been given to all persons affected by
this transaction in compliance with the provisions of the New Civil Code of the Philippines,
pertaining to the rights of the redemptioner and preemptioner, but nobody opted to exercise the
said rights; further the vendor declare that and the said parcels of land is not covered by the
Comprehensive Agrarian Reform Law because the said parcel of land is within the retention

limits of the vendor, and the vendor warrants his title and ownership over the said parcels of
land and will defend the rights of the vendee against any adverse claim whatsoever.

IN WITNESS WHEREOF, we have hereunto affixed our signatures this ___day of May
2013, at Sibulan, Negros Oriental.
