This AGREEMENT made end and entered into this day of 2021, in , by and
between:

QUINTINA M. NADELA, of legal age, widowed, a resident of Upper Glad 1, Midsayap, North
Cotabato, Philippines; ISAIAS M. NADELA, of legal age, married to Carmen Lajera, a resident
of Silver Homes, Midsayap, North Cotabato, Philippines; JAIME M. NADELA, of legal age,
married to Evelyn N. Nadela, a resident of Bulaong, General Santos City, South Cotabato,
Philippines; CARLITO M. NADELA, of legal age, separated, a resident of Upper Glad 1,
Midsayap, North Cotabato, Philippines; MERLINDA N. ORDEZ, of legal age, married to
Robert Ordez Sr., a resident of Upper Glad 1, Midsayap, North Cotabato, Philippines; ESTHER
N. ABATAYO, of legal age, married to Delfin Abatayo, a resident of Upper Glad 1, Midsayap,
North Cotabato, Philippines; RENATO M. NADELA, of legal age, married to Leoniza M.
Nadela, a resident of Upper Glad 1, Midsayap, North Cotabato, Philippines; GREGORIO M.
NADELA JR., of legal age, married to Wennie M. Nadela, a resident of Canada (herein
represented by {____________________________} by virtue of Special Power of Attorney
Annex “A”); ROSA N. BAYNOSA, of legal age, married to Ronilo B. Baynosa, a resident of
Upper Glad 1, Midsayap, North Cotabato, Philippines; CESAR M. NADELA, of legal age,
married to Shiela Marie C. Nadela, a resident of Upper Glad 1, Midsayap, North Cotabato,
Philippines; and NIDA N. MELOCOTON, of legal age, married to Carlos G. Melocoton, a
resident of Poblacion 3, Midsayap, North Cotabato, Philippines;

WITNESSETH, that:

WHEREAS, we are the sole heirs of the deceased GREGORIO B. NADELA SR., who died on
March 10, 2013, at MCDH, Midsayap, North Cotabato, copy of his death certificate is hereto attached
as Annex “B”;

WHEREAS, GREGORIO B. NADELA SR., died intestate, without Will or Testament, and
without any outstanding debts in favor of any person or entity;

WHEREAS, GREGORIO B. NADELA SR., at the time of his death left a certain real property,
situated in the Barrio of Glad, Municipality of Midsayap, Province of North Cotabato, Island of
Mindanao, and more particularly described as follows;

“A parcel of land (Lot No. 3893-B, (LRC) Psd-257056), situated in the Barrio of Glad,
Municipality of Midsayap, Province of North Cotabato, Island of Mindanao containing an area
of TWENTY-EIGHT THOUSAND TWO HUNDRED Square Meters (28,200 m²) more or less.

WHEREAS, pursuant to Rule 74, Sec. 1 of the Revised Rules of Court of the Philippines, and
being with full capacity to contract, we do hereby adjudicate unto ourselves the parcel of land described
above, in equal shares with TWO THOUSAND FIVE HUNDRED EIGHTY-FIVE SQUARE
METERS (2,585 m²) each and thereafter, I, QUINTINA M. NADELA, hereby waive, transfer and
convey all my rights of the above-described parcel of land in favor to all my children as stated above.

WHEREAS;

ACCEPTANCE

That the Transferees, ISAIAS M. NADELA, of legal age, married to Carmen Lajera, a resident
of Silver Homes, Midsayap, North Cotabato, Philippines; JAIME M. NADELA, of legal age, married

CARLITO M. NADELA, of legal age, separated, a resident of Upper Glad 1, Midsayap, North
Cotabato, Philippines; MERLINDA N. ORDEZ, of legal age, married to Robert Ordez Sr., a resident
of Upper Glad 1, Midsayap, North Cotabato, Philippines; ESTHER N. ABATAYO, of legal age,
married to Delfin Abatayo, a resident of Upper Glad 1, Midsayap, North Cotabato, Philippines;
RENATO M. NADELA, of legal age, married to Leoniza M. Nadela, a resident of Upper Glad 1,
Midsayap, North Cotabato, Philippines; GREGORIO M. NADELA JR., of legal age, married to
Wennie M. Nadela, a resident of Canada (herein represented by {_____________-
_______________} by virtue of Special Power of Attorney Annex “A”); ROSA N. BAYNOSA, of
legal age, married to Ronilo B. Baynosa, a resident of Upper Glad 1, Midsayap, North Cotabato,
Philippines; CESAR M. NADELA, of legal age, married to Shiela Marie C. Nadela, a resident of
Upper Glad 1, Midsayap, North Cotabato, Philippines; and NIDA N. MELOCOTON, of legal age,
married to Carlos G. Melocoton, a resident of Poblacion 3, Midsayap, North Cotabato, Philippines,
hereby accepts the waiver of the above-described parcel of land and further, express their gratitude for
the kindness and liberty of the transferor.

WHEREAS;

DEED OF ABSOLUTE SALE

WHEREAS, ISAIAS M. NADELA, of legal age, married to Carmen Lajera, a resident of Silver

Homes, Midsayap, North Cotabato, Philippines will SELL, CONVEY, and TRANSFER by way of
ABSOLUTE SALE his SHARE of TWO THOUSAND FIVE HUNDRED EIGHTY-FIVE SQUARE
METERS (2,585 m²) in the said property in favor of NIDA N. MELOCOTON, of legal age, married to
Carlos G. Melocoton, a resident of Poblacion 3, Midsayap, North Cotabato, Philippines.
 
FURTHER, and for and in consideration of the sum of FOURTY THOUSAND PESOS ONLY
(₱40,000.00) acknowledged by us to our full and complete satisfaction, ISAIAS M. NADELA do
hereby SELL, CONVEY, and TRANSFER by way of ABSOLUTE SALE unto NIDA N.
MELOCOTON, of legal age, married to Carlos G. Melocoton, a resident of Poblacion 3, Midsayap,
North Cotabato, Philippines, their heirs assigns and successors in interest the property above described
with all the improvements existing thereon;

That ISAIAS M. NADELA hereby warrant his valid title to and peaceful possession of his
share in the said property herein sold and conveyed and further declares that the same is free and clear
of all liens and encumbrances of any kind whatsoever.
