CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This Contract of Lease, made and entered into this _____ day of ________________, in Mindanao Ave
Quezon City, Philippines, by the between:

Columbia Energy Inc., of legal age, Filipino and resident of No. Old Samson Rd. QC, hereafter referred
to as LESSOR;

-and-

Meridian Water Corp., a private entity with business address at Mindanao Avenue Quezon City,
represented by its Managing Partner, XXXX, of legal age, Filipino, hereinafter referred to as the LESSEE.

WITNESSETH:

WHEREAS, the LESSOR is the owner of the premises located at Mindanao Avenue Quezon City.

WHEREAS, the LESSOR has agreed to renew the lease agreement previously entered by the parties
and thus lease to the LESSEE the herein space/portion of the said premises for business purpose and to
maintain the same in good condition.

NOW, THREFORE, for and in consideration of the following premises and the covenants and
stipulations hereafter set forth, the LESSOR hereby allows the LESSE to occupy/use the space/portion of the
building described above, subject to the following terms and conditions:

1. TERM- This contract shall be for a period of five(5) year commencing on January 15, 2019 and
ending December 31, 2024.

This Contract maybe renewable for another five (5) years by mutual consent of the LESSEE and
the LESSOR provided that the LESSEE shall give the LESSOR a thirty (30) day notice in advance of
his/her desire to renew this contract and provided further that the LESSEE has complied with all
the terms and conditions of this Contract and has no outstanding obligation in favour of the
LESSOR;

2. CONSIDERATION- As consideration for this Contract, the LESSEE hereby agrees to pay the LESSOR
or his duly authorized representative a monthly rental of Twenty Five Thousand Pesos, Philippine
currency (Php25,000.00) inclusive of VAT and other taxes due as a result of the occupancy, water,
telephone and electric bills which monthly rental shall be payable in advance within first five (5)
days of each and every month, without the necessity any demand thereof.

3. USE OF PREMISES- The LESSEE hereby agrees and warrants that the leased space/premises shall
be used exclusively for BUSINESS purposes and shall in no instance be used for residential,
gambling or any illegal purposes or activities.

4. ASSIGNMENT, SUB-LEASE, TRANSFER OF RIGHTS- The LESSEE shall neither assign, sub-lease nor
transfer the space/premises or any part thereof or any interest in this Contract without the prior
written consent of the LESSOR.

5. UTILITY CHARGES- All utility charges for electricity, water, telephone and other similar services in
the premises shall be for the account of the LESSOR.

6. TERMINATION OF CONTRACT- Upon the expiration of the term of this Contract, the LESSEE shall
promptly surrender or return the leased premises to the LESSOR in as good and tenantable
condition as when received by his/her, reasonable wear and tear excepted, devoid of occupants,
furniture, articles and effects of any kind.

IN WITNESS WHEOF, the parties hereto have hereunto signed the instrument at the place and on the
date first above written.

to me that the same is their free and voluntary act and deed.
