KARLA MAE CASTILLANES COLINA, of legal age, Filipino, single and a resident of Purok
Talisay 56, Briz District, Tagum City, Davao del Norte, Philippines, hereinafter referred to as
the LESSOR;
and
JUANAMIE TAYPIN MEER, of legal age, Filipino, married and a resident of Purok Talisay
56, Briz District, Tagum City, Davao del Norte, Philippines, hereinafter referred to as the
LESSEE;
WITNESSETH :
WHEREAS, the LESSOR is the registered owner of a certain commercial space, located at
Door 6, Colina Building, Purok Talisay 56, Briz District, Barangay Magugpo East, Tagum City
and through this instrument hereby agree to lease 1 Stall through this instrument hereby
agree to lease the premises with the following terms and conditions, to wit:
1. TERMS: The terms of this contract shall be for One (1) Year, commencing on MAY 1,
2021 until MAY 1, 2022 subject for renewal at the option of both parties;
2. MONTHLY RENTAL: The monthly rental of the leased premises shall be for THREE
THOUSAND PESOS (Php 3,000.00) Philippine Currency, to be paid or collected by
the LESSOR or his duly authorized representative every 1ST day of the month and
thereafter;
3. DEPOSIT: Upon execution of this contract, the LESSEE shall pay to the LESSOR a
sum of SIX THOUSAND PESOS (Php 6,000.00), representing one (1) month
advance and One (1) month as a security , however, the security given shall not be
consumable but refundable after the settlement of the unpaid bills, damages of the
leased premises if applicable after the expiration of this contract;
5. IMPROVEMENTS / REPAIRS: Upon prior written consent to the LESSOR, the LESSEE
at its own cost and expense, may introduce minor improvements or enhancement
within the leased premises, provided all improvements made by the LESSEE shall in
no way chargeable to the LESSOR upon surrendering of the leased premises;
A. To pay all charges/bills for electricity, water, telephone and other facilities
installed with the occupied premises.
C. That the LESSEE shall not use the premises whether directly or indirectly
as his collateral or security for any loan agreement with any public or
private entity;
D. That the LESSEE shall not store any explosive device and chemicals
which can cause fire hazard;

E. The LESSEE shall provide its own padlocks and other protective devices
to ensure safety of all the belongings inside the premises;
A. To allow the LESSEE to peacefully and quietly have, hold, enjoy the
premises during the term agreed upon, provided, that the LESSEE, shall
have paid rentals herein specified and has observed terms and conditions
herein set forth;
B. The LESSOR is not responsible for any loss of valuable items and property
on the latter premises arising from theft, robbery and other fortuitous
events.
C. The LESSOR hereby reserves his rights to enter the leased premises at any
reasonable hours for the purpose of checking and monitoring the condition
of the leased premises;
8. PRE-TERMINATION: That the LESSEE shall notify at least one (1) month advance
notice before the termination of this contract.
9. EXPIRATION OF CONTRACT: The Lessee shall peacefully vacate the lease premises
and turn over the possession of the leased premises to the LESSOR in good
tenantable condition.
IN WITNESS WHEREOF, the parties have hereunto set their hands this

ACKNOWLEDGEMENT
BEFORE ME, a Notary Public for and in the City of Tagum, Davao del Norte, this 16 th
day of July 2021 personally appeared KARLA MAE C. COLINA and JUANAMIE TAYPIN
MEER, who represented to me to be the same persons who executed the foregoing
instrument and they acknowledged to me that the same is their free act and voluntary
deed.
This instrument consists of two (2) pages, including the page wherein the
acknowledgment is written, signed by the parties on the left margin on each and every page
thereof together with their instrumental witness, and sealed by my notarial seal.
