RENTAL QUALIFICATION CRITERIA

A separate rental application must be completed by all prospective residents and guarantors. A valid form of
identification must be presented at the time of move-in. All prospective residents and guarantors must pay an
application fee (resident’s $50.00 and guarantor’s $25.00). A prospective resident can qualify using one of the two
methods below:

INCOME: Applicant(s) must have a verifiable source of income. Those wishing to qualify without a guarantor must be able
to show a gross monthly income amount that is equal to 3 times the monthly installment amount. If unemployed (or full time
student), self-employed, or retired, applicant must provide other source(s) of verifiable regularly scheduled income
(Examples include: student loans, financial aid, trust funds, I-20) that will cover 3 times the monthly rent or 3 times the entire
term of the lease (example: bank or investment account).

GUARANTOR: ( (Maximum allowed – 2) If a prospective resident is wishing to qualify using a guarantor(s) or a person is applying
as a guarantor, the guarantor(s) must be able to show a total or combined gross monthly income amount that is equal to 4
times the monthly installment amount or 4 times the entire term of the lease.

EMPLOYMENT STATUS: Within 7 business days of application/lease signing all applicants are responsible for supplying all
required proof of employment and income. Proof of employment is only required for the prospective resident if he/she
is trying to qualify using income from his/her employment. If the guarantor(s) are trying to qualify and are employed,
then they may show proof of employment in any of the following ways: 3 most recent paystubs, completed tax return, letter
from employer (to be verified by Management), and/or 2 most recent monthly bank statements (if using a bank or financial
account for source of income). If the guarantor(s) are trying to qualify and are unemployed, retired, or self-employed
then they can show proof in any of the following ways: retirement funds, trust funds, tax return, investment dividends,
and/or 2 most recent monthly bank statements.

SOCIAL SECURITY NUMBER: If a prospective resident doesn’t have or doesn’t wish to provide his/her’s social security number
then they will be required to provide a domestic guarantor with a social security number and the guarantor will have to
qualify by the standards stated in the “Guarantor” and “Employment Status” above. If the domestic guarantor wishes not to
provide his or her social security number then the guarantor will still have to qualify, but the resident will have to pay the last
3 month’s rent with their first rent charge. If the resident can’t provide or doesn’t want to provide a social security number
and can’t find a guarantor, then he or she will be required to qualify by the standards stated in the “Income” area above.

CONDITIONAL APPROVAL: With the Landlord’s approval, additional funds equal to 3 monthly installments or a guarantor
will be required if income criteria cannot be met or a social security number cannot be or is not provided for any reason.
Note: Guarantors will be fully responsible for the Lease Agreement if the occupying resident(s) default.

AUTOMATIC DECLINE OF RESIDENCY:

· Falsification of information on application


· Previous eviction by landlord/apartment community
· Unresolved debt at apartment community/landlord or mortgage holder
· Rental applicants who have felony convictions for one or more criminal offenses involving violence, sexual assault,
drug-related activity, injury to a person or damage to property, including without limitation, homicide, battery and
assault, sexual assault, sale or distribution of an illegal substance, burglary or theft, illegal possession or sale of
weapons. This list is non-exhaustive.
· Rental applicants who have misdemeanor convictions for one or more criminal offenses involving violence, sexual
assault, injury to a person or damage to property, including without limitation, homicide, battery and assault, sexual
assault, sale of an illegal substance, burglary or theft, illegal possession or sale of weapons. This list is non-
exhaustive.
