On the first day of the second week my internship guide gave a work of drafting of form of

On fourth day of the internship sir sent the file of the property lease
document in pdf form and was told to have a look at how the document is prepared.
I have observed some of the legal words which were used in the property lease document.
These words were: -

Abatement

Derived from Latin battere, "abatement" a common legal term meaning "the beating down,
removal, or diminishment" of something. For example, lead abatement refers to finding and

removing lead paint. Abatement usually refers to "Rent Abatement", the incentive offered
by a landlord, including free rent, early occupancy, or reduction of fees.
Adjusted Sales Price
Adjusted sales price is the price on the contract less al credit concessions by the seller.
Air Rights

Air rights are the legal ability to use or control the space above a property. Air rights can be

sold, rented or leased to another party.

Amenities

Amenities are the enhancements that buildings offer its owners or tenants. These usually

include a doorman, health club, garage, children's playroom, common lounge, etc.

Appraisal
An appraisal is the evaluation of a property by a licensed appraiser on its price based on

previous sales of similar properties. The appraised value is used by a bank to determine the

lending limit on a given property. A seller may also have a property appraised to determine
the offering price during a sale.

On last day of the second week my internship guide gave me a work of checking the khasra
number, deed number, TIR number,and area given in the property lease paper. During this
work I asked my guide about these words and he explained me very well I will give you a
short explanation about it:

Khasra Number:- is a legal agricultural document used in India and Pakistan that specifies
land and crop details. It is often used in conjunction with a shajra (or shajra kishtwar), which
is a reference map of the village thatadministers the land described by the khasra.

Deed Number:- A deed (anciently "an evidence") is any legal instrument in writing which
passes, affirms or confirms an interest, right, or property and that is signed, attested,
delivered, and in some jurisdictions, sealed. It is commonly associated with transferring
(conveyancing) title to property. The deed has a greater presumption of validity and is less
rebuttable than an instrument signed by the party to the deed. A deed can be unilateral or
bilateral. Deeds include conveyances, commissions, licenses, patents, diplomas, and
conditionally powers of attorney if executed as deeds. The deed is the modern descendant
of the medieval charter, and delivery is thought to symbolically replace the ancient
ceremony of livery of seisin.

TIR Number: If you move goods internationally by truck, plane or ship, TIR enables your
freight to cross borders with minimum delay at customs points. Easily passing through
borders makes the journey quicker: international transport operators save time, and
money.At the outset of a journey, your cargo is sealed in a container, or approved load
compartment, displaying the TIR plaque and is protected with a customs seal. TIR as such is
a guarantee for payment of duties and taxes at border crossings. Saving time and money
means that TIR helps, in particular, small and medium-sized transport operators and
businesses to competitively access global markets. Khata Number:-Khata/ Patta (as it is
called in some parts of India), is one of the major documents for the assessment of property
tax and to establish the ownership of a person on a property. Issued to the legal owner of a
property, it contains details about a property like its size, location, built-up area etc. for the
payment of tax. It acts as an important document when you require a building license, trade
license, a loan from a bank or any other financial institution.
