KNOW ALL MEN BY THESE PRESENTS:


Cerillo Mamalayan, of legal age, married to Simfrosa Maunahan, Filipino, and with
residence and postal address at Brgy Burol, Calamba city Laguna, hereinafter referred to as the
VENDOR.
-and-
Maria Ballaran Mamalayan, Filipino, and with residence and postal address at 2383
Simeon de Jesus St San Rafael Village Balut Tondo Manila, hereinafter referred to as the
VENDEE.

WITNESSETH;
WHEREAREAS, the VENDOR is the registered owner of a parcel of land with
improvements located at Brgy. Burol Calamba city, Laguna and covered by Transfer
Certificate of Title No. T-561534 containing a total area of THREE HUNDRED SIXTY-FOUR
(364) SQUARE METERS, more or less, and more particularly described as follows;

Mun. of Calamba, Prov. Of Laguna. Bounded on the SW., along line 1-2 by6 existing Rd; on the
NW., along line 2-3 by Lo0t 1-H; along line 3-4 by Lot 1-I; on the NE., along line 4-5 by Lot 1-
J; on the SE., along line 5-6 by Lot 1-E, all of Psd-04-149385; on the SW., SE., along lines 6-7-1
by Lot 1, of the cons,-subd. Plan. Beginning at the point marked “1” on plan, being N, 24 deg.

WHEREAS, the VENDEE has offered to buy and the VENDOR has agreed to dell the above-
mentioned property for the amount of One hundred forty-eight thousand (P148,000.00)
Philippine Currency;

NOW THEREFORE, for and in consideration of the sum of One Hundred forty eight thousand
(P148,000.00) Philippine Currency, hand paid by the vendee to the vendor, the VENDOR DO
HEREBY SELL, TRANSFER and CONVEY by way of sale unto said BUYER, his heirs and
assigns, the certain parcel of land together with all the improvements found thereon, free from all
liens and encumbrances of whatever nature including real estate taxes as of the date of this sale.
