Dear Residents,
We thank the residents for their continued support to the current management committee and
we expect similar support in the future.
As we are now in start of new financial year, the management committee request Aldea Espanola
Phase 2 residents to deposit current year maintenance as finalised in last annual general meeting.
In case of member making annual maintenance payment, a discount is provided. Above mentioned yearly
amount already factor in that discount.
1. For Residents opting for Yearly payment option, the applicable Maintenance amount should be
paid before 31st May 2021. From 1st Jun 2021, all unpaid maintenance charges will incur penal
Interest @ 21% per annum.
2. Sinking & Infrastructure Fund: As per Society Bye-laws requirement, there needs to be a
separate Sinking and Infrastructure Fund to be created for future structural repairs and exigencies.
Details of sinking & infrastructure amount for FY2021-22, as finalised in AGM is enclosed below:

Annual infra & sinking fund contribution of Rs. 11,050 from 2BHK owners and Rs.14,950 from
3BHK owners will be collected.
Last date of Payment of this Sinking & Infrastructure Fund will be 31st July2021.
Interest of 21% p.a. will be levied on late payment, which is stipulated under bye law 72 for delay
in payment of maintenance and sinking/infra fund after due date.
3. The maintenance amount shall be deposited in the society's account at Kotak Bank
Ltd. Residents can use anyone of the following options to make the maintenance payment to the
society account:
Note: Please mention your name & Flat number in the transaction detail for easy tracking
of payments received. You are also requested to send a copy of transaction proof to society
email id at ae.phase2@gmail.com. PLEASE DO NOT MAKE IMPS PAYMENT, as it is
extremely difficult to track payer.
B. E-Sanchalak Payment Gateway – You may login into Aldea Espanola Phase 2 E-
Sanchalak Portal and pay the requisite maintenance amount by using the Pay U money
payment gateway. This will automatically reconcile your maintenance dues and update
your payment status instantly.
C. Residents making payment through Cheque needs to handover the cheques to Mr.
Rahul Temghere (9970638538) – Manager at the Society office from Saturday to Thursday
between 9am to 5pm.

• Cheque for Maintenance Amount should be drawn in favour of “Aldea Espanola Phase
2 Co-Operative Housing Society Limited”
• Cheque for Sinking & Infrastructure Amount should be drawn in favour of “Aldea
Espanola Phase 2 Co-Operative Housing Society Limited – Repair Fund”
In order to avail annual discount via cheque payment, all cheque should be deposited
with manager by May 24, 2021, as it will take 3-4 days for cheques to realise. We will not
be able to give discount for making annual payment via cheque payment post aforesaid
date.
- In case of monthly payment, residents have to pay 12 post dated cheques to manager
- All Cheques should have Payer Name, Mobile number and Flat Number behind it
- In case of cheque bounce due to shortage of funds, penalty of Rs 1,000 per instance will
be levied along with penalty for delayed payment.
- Cheque has to be dated 1st date of month, i.e. for payment of April 2021 maintenance,
cheque amount should be dated 1stApril 2021
- All members paying by cheque has to fill form (format enclosed in this email), and they
can get acknowledgement copy at the same time from manager.
We would like to highlight that it is utmost urgent that all members of Phase 2 deposit the
requisite maintenance amount in the society account at the earliest so as to ensure that essential
Services like Electricity, Water, Security, House-keeping, etc. remain unhindered.
The management committee is open to answer queries from residents with regards to the
maintenance and Sinking/Infrastructure fund contribution.

Comment: Penalty rate is 21% p.a. i.e. 1.75% per month. Last date of maintenance payment is
31st May 2021 and for sinking & infrastructure fund is 31st July 2021.
Comment: Yes, member has to ensure that they will fill form (format enclosed in annexure)
while making payment by cheque. Society manager will provide an acknowledgement copy
to the member at the spot; however, final receipt can be only paid post realization of cheque.
Comment: All receipts should be downloaded from e-sanchalak portal only. It will take about
7-10 days for NEFT transaction to reflect in e-sanchalak account due to manual entry by
society’s accountant.
6) Why there are differential charges for rental and self-occupied flats
Comment: As per byelaw, society can charge 10% extra service fee from rented flat, which is
above Rs 300 per flat per month (as per actual expense of FY2020-21). Management
committee after consideration has only levied additional Rs 200 per flat per month, which is
also approved in AGM.
7) Is Sinking & Infrastructure fund paid every year? I havn’t paid it in my previous society.
Comment: As per byelaw, sinking & infrastructure fund is a must. Sinking fund is a long term
fund, and it can’t be used for regular maintenance and repair expenses. Society byelaws
suggest minimum of 1% of construction cost as annual sinking & infra/repair fund.
