For nonrated walls, recesses must be designed to maintain integrity of wall. Coordinate special equipment with Architect, (Owner's equipment, laboratory, kitchen, pneumatic doors, etc.) Determine who provides compressed air for pneumatic doors. Large system, e.g., hospital patient room doors, should have compressor and piping by plumbing. Coordinate need for, and location of, floor drains for condensate drainage from walk-in freezers, coolers, cold rooms, incubators, etc. Coordinate location of roof drains, Select roof drains for Architect. Also, see Structural Coordination re: roof drains. Coordinate size and location of access spaces for plumbing fixtures. Check with Architect to determine whether or not building will be constructed in "phases". If it is, design Plumbing Systems accordingly. If there is any doubt that Plumbing Contractor will know where they are located, indicate same on Plumbing drawings. Pay particular attention to Penthouse floors and Equipment Room floors. All sleeves through such floors and walls must be waterproof type with flashing ring (detail same on drawings) and all floor drains must have flashing clamp. Wihen the Architect revises the grading ona site with existing underground utilities and services, check all utilities and services for proper cover. Relocate utilities and services or have Architect revise grading as required to maintain proper cover. Advise Architect of design requirements for halon protected rooms: walls and partitions must extend from floor to structure above, and sealed in tight at their joints and at the floor and structure above; floor and structure above must be of airtight construction; all doors to outside the halon protected area, and doors separating one halon zone from another, must be weather stripped and provided with sweeps; some halon systems, depending on manufacturer of heads (plumbing to verify) require that lay-in ceilings be provided with clips; all penetrations through walls, Floors and structure above (including electrical) must be sealed air tight. All floors in parking and service garages must pitch adequately to floor drains. Do not allow Architects or structural to design without adequate pitch. Obtain Architect's (and Owner's) approval of plumbing fixtures and trim - verify need for showers in bath tubs. Some Owners and Construction Managers do not use our standard General (and Supplementary) Conditions and do not use all of our Division 1 sections. When this is the case, coordinate with the Architectural specification writer to verify that the items in our standard Division 1 sections (especially 01045, 01090, 01300 or 01340, 01600 or 01630, 01656, 01660 and 01700} pertaining to Division’ 15 are either included in the General (and Supplementary) Conditions or other portions of the “white pages". If not, add the appropriate portions to Section 15050 of the specifications. Determine whether or not sprinkler heads are to be shown on reflected ceiling plans. Coordinate alarm, control and power wiring with Electrical and Plumbing specifications, e.g., fire protection alarm valve, deluge valve, monitored shutoff valves; medical gas control alarm, pressure alarms for oxygen, nitrous oxide, air, vacuum, Ste. Clarity who provides alarm device and who does alarm wiring = Electrical or Plumbing contractor. Prepare Electrical coordination sheet, review with Electrical and review HPE drawings. When using wall-hung electric water coolers, advise Electrical to Jocate receptacle directly under the cooler so that the cord and receptacle are hidden. Dimensionally coordinate underground plumbing and electrical work if they are close to or cross each other. AN] emergency generators must have energy sources which will be available to the emergency generator during a total area power blackout. Thus, if we are going to use a gas-driven generator, we must. get written confirmation from the Gas Company that they will have gas available during a total power blackout and if we fare going to use City water-cooled engines, we must have similar information from the Water Company. Advise Electrical of electric pipe line tracing required to prevent plumbing pipes/traps from freezing. Do not run any piping in or through electrical, telephone or elevator equipment rooms that is not specifically related to that room. Coordinate unavoidable conditions with Electrical and Architect. (Provide "roof" over electrical room, drain pan under piping, etc.) Do not run piping over Electrical equipment in Mechanical Rooms (add note on plumbing drawings) or over electrical panels. Coordinate unavoidable conditions with Electrical and Architect. Refer to NFPA 30 (Par. 4-3 of 1983 issue) regarding oi! fired water heating. | Verify if applicable and coordinate with electrical as to who is to furnish. Coordinate location of services, start and stop points of HVAC and PD contracts. Same as above for gas. Domestic water piping to HVAC system must have backflow preventer. Coordinate location with HVAC and determine who provides it - HVAC or Plumbing, usually Plumbing at one location jn each Mechanical Room. Show on drawings. Give chemical analysis of water supply to HUAC. Obtain location of plenum barriers for pressurized ceilings from HVAC. Show and identify same on Plumbing drawings. This is to include portions of normal building construction which forms a part of the barrier. Include note on drawings referring to Specifications for sealing of sleeves through the barriers or the roof above. Coordinate locations and requirements for roof and floor drains for HVAC equipment. Verify need for automatic trap primer for seasonally used drains such as at computer room AC units. Wherever possible, do not locate floor drains in equipment casings. If unavoidable, must provide special trap with seal at Yeast 4" deeper than maximum static pressure in casing. Obtain from HVAC Department location of floor drains which will be carrying cold condensate from cooling coils, etc. — Specify insulation for body of all such floor drains and horizontal drain piping from same. Coordinate horizontal piping with HVAC. Dimensionally coordinate underground work with HVAC. Advise HVAC of steam requirements for plumbing items, e.g.: steam and water mixing valves, domestic hot water heaters. Coordinate control requirements for steam domestic hot water heaters and domestic hot water circulating pumps; by Plumbing Contractor, by equipment manufacturer, by Section 15900. Refer to P15400 re: instantaneous heaters. Advise HVAC of smoke vent requirements for direct-fired (gas, oi1) plumbing equipment. ID-7 of 19 Plumbing/HVAC Coordination (Cont'd.) Where oversized pads are required to distribute load, locate and size dimensionally in the drawings. Determine need for Type 2 foundation pad. Show on drawings. Advise Structural of any depressed slab requirements for toilets, kitchen, etc. Coordinate detail for installation of floor drains in pan construction. Consult with Structural for location of roof drains in flat roofs, precast roofs, etc. to be sure that drains are not at high points. Coordinate location of sleeves through structural members. Consult with structural for pitching of floors in parking and service garages to floor drains. Do not allow Architect or Structural to design without adequate pitch. Pipe Anchors must be approved by Structural. Coordinate location of all underground piping with Structural footings, grade beams, etc. When bar joist construction is used (avoid where possible) coordinate and detail location and method of support for suspended piping and equipment. Be sure that all mechanical equipment can be moved into and out of the building after structure is completed. Check door sizes, provide knockout panels, etc. as required. Consider sleeving of structural members where space is limited. Coordinate with structural. Where building construction will occur in "phases", consider Owner's intended use of each phase in designing for connection of new systems to existing, removal or abandonment of existing systems and equipment, etc. System should be designed so that each phase can be operable independently of other phases and will not be affected by construction or changes in other phases. Coordinate with Architect. Furnish Estimator with complete data for all equipment and furnish them with prices where special equipment, controls, etc. will be used. Review all special or new construction details with Quality Assurance Engineer before showing same on drawings. AN] floors in parking and service garages must pitch adequately to floor drains. Do not allow Architects or Structural to design without adequate pitch. Show north arrow on all drawings. Follow standard legends exactly and use schedule headings. Use a minimum of horizontal above ground piping in complicated buildings, such as hospitals and laboratories. Prepare a brochure of manufacturer's cuts for all plumbing fixtures and trim to be used. Obtain approval of same from Architect and Owner. Do not do any site work without a proper and accurate site survey from the Architect. Do not use the phrases "By Plumbing Contractor", or “By Heating Contractor", "By General Contractor", etc. In all such phrases unavailable use the work "Section" instead of the word "Contractor". When building is designed structurally for vertical expansion, plumbing risers should also be so designed. For laundries average rates of 4 to 6 gallons of water per pound of laundry are satisfactory to use when designing an overall water supply system or when selecting storage type hot water heaters. When designing the piping adjacent to the washers and when selecting instantaneous type heaters for the washers obtain the fill rate of the washer from the equipment manufacturer and design accordingly. Group valves and accessories and equipment for easy access. Check for access door/panel requirements for same. Location of equipment on flow diagrams should be realistic to relation in building. All control valves, sectionalizing valves and accessories to be shown on flow diagrams. Show equipment and accessory valving only on items not detailed. Indicate reference to special equipment and accessory details on flow diagrams. Show all piping system sectionalizing valves on drawings. Check all piping, including traps on sanitary and storm piping, over exposed areas such as balconies, tunnels, canopies, passages, etc. for freezing. Provide insulation and electric pipe line heating or have HVAC provide heating elements in cavity as required to prevent freezing. Do not design piping to run in or through electrical rooms, telephone rooms, elevator equipment rooms, or elevator shafts. Piping in existing shafts converted to elevator shafts has to be removed. When a pressure pumping system is provided in a building with a dual water supply, both supplies must be connected to the suction side of the pumping system. Provide approved backflow preventer in domestic water connection to lawn sprinkler systems. Provide connections and sprinklers and flushing valves in laundry and trash chutes. (Note: Valves are often specified with the chutes. Coordinate with Architects.) There must be a minimum of 7'- 0" clearance under piping over boiler walkways. For Hospitals, verify use of ethylene oxide sterilizers and provide proper drainage. Advise HVAC. Hardness in the water can cause spotting on the instruments and maintenance problems with the heating element. All domestic hot water heating systems for people or animal use must have either a control system that anticipates the domestic water demand or storage. Provide sediment (barium, plaster) traps in X-Ray Rooms. Obtain Owner and Architect approval for types of fixtures and trim to be used. Reconmended access space for single battery of wall-hung fixtures is 2 feet, and 3 feet for double battery. Minimum dimensions for above are 1 foot 8 inches and 2 feet 6 inches, respectively. Locate riser to allow access into pipe space from access doors.
