AFFIDAVIT OF ADVERSE CLAIM

I, MA. RICAELLA DAWN SANDALO CARDENAS, of legal age, Filipino, single, and
a resident of 120 Ariosa Street, San Francisco District, Pagadian City, after having been
sworn to in accordance with law, depose and say:

1. That I am one of the heirs of the late CANDIDO DIVINAGRACIA SANDALO.

2. That a certain CLANDINE LUNA SALVEDIA previously entered into a Deed

of Conditional Sale with Pag-IBIG for the purchase of a parcel of land located at
ANTONIO SALAZAR STREET, SAN JOSE DISTRICT, PAGADIAN CITY,
more particularly described as follows:

A parcel of land located at Antonio Salazar Street, San Jose District,

Pagadian City. Bounded in the north by the property of Eliza Dufourt; in
the east by the property of Marc Jill Dimapilis; in the south by the property
of Claudyne Almario; and in the west by the property of Jobertson Anthony
Petiluna, with an area of 12,315 square meters, more or less.

3. That on July 23, 1995, MADELEINE APOSTOL executed a Deed of Transfer of

Rights in favor of the late CANDIDO DIVINAGRACIA SANDALO, which
document is more particularly identified as Document No. 2, Page No. 51, Book
III, Series of 1995 in the Notarial Register of Notary Public DIANE TUNGOL and
a copy of which is attached herein.

4. That in said Deed of Transfer of Rights, MADELEINE APOSTOL, for valuable

consideration received, ceded, transferred and conveyed to CANDIDO
DIVINAGRACIA SANDALO, his heirs, successors and/or assigns, all his rights,
interest and participation in the purchase of the aforedescribed parcel of land.

5. That as such, MADELEINE APOSTOL has since then relinquished all her rights,

interest and participation over the aforedescribed parcel of land in favor of the
late CANDIDO DIVINAGRACIA SANDALO and his heirs.
 6. However, it has come to my knowledge that MADELELINE APOSTOL is
presently claiming to still have an interest over the aforementioned parcel of land
and is attempting to sell or dispose of the same despite the fact that he has already
conveyed all her rights and interests thereon to CLANDINE LUNA SALVEDIA
and her heirs.

7. That unless an adverse claim is annotated on the

aforedescribed Transfer Certificate of Title, the heirs of CANDIDO
DIVINAGRACIA SANDALO are in danger of being defrauded and deprived of
their just and valid right over the aforedescribed parcel of land and, as such, I am
executing this Affidavit in support of my request for the annotation of an adverse
claim over the parcel of land described herein.
