CONTRACT TO SELL

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT, made and executed in Talisay City, Philippines by and

between:

LAURA V. SIOTE, married to SAMUEL M. SIOTE resident of Barangay Zone

12A, Talisay City, Negros Occidental hereinafter referred to as “VENDOR” and
ROCHELLE S. KWAN resident of Badlon St. Brgy. Zone 1 Cadiz City, Negros
Occidental hereinafter referred to as “VENDEE”.

WITNESSETH THAT:

WHEREAS, the VENDOR , are the true and lawful owners of a House and Lot
with a total area of One hundred (100) square meters located at Lot 27 Block 7
Soledad Ville Brgy. Zone 1 Talisay City, Negros Occidental.

WHEREAS, the VENDEE has offered to buy the above-described House and
Lot at a price acceptable to the VENDOR who have agreed to sell the same in
favor of the said VENDEE. NOW THEREFORE, for and in consideration of the
foregoing premises, the parties hereto agree as follows:

1. The VENDOR hereby undertake to absolutely sell, transfer and convey in

favor of the VENDEE, its assigns and successors-in-interest, free from any and all
claims of third parties whatsoever, the above-described real property for the total
amount of ONE MILLION EIGHT HUNDRED SIXTY SIX THOUSAND (P1,866,000.00)
PESOS, representing the agreed total price of the above-described subject
properties under the following payment schedule:

Upon the signing of this agreement the

VENDEE to pay/deposit 30% of the cost
as the down payment amounting to.. P 559,800.00

The remaining balance amounting to P 1,306,200.00

Will be fully paid thru Pag-ibig Loan. ---------------------
Total Agreed Consideration P 1,866,000.00

2. The VENDOR hereby permits the VENDEE to occupy the above-described

House and Lot once the Letter of Guaranty (LOG) was released by Pag-ibig.
3. WHEREAS, In the event that the VENDEE decided to bridge the contract,
the VENDOR has the right to charge a fifteen (15%) percent from the total cost of
the above-described House and Lot as a Contract termination charge for holding
of property due to this contract.
IN WITNESS WHEREOF, the parties have hereunto set forth their hands this
