RENTAL AGREEMENT

This Rental Agreement is made and executed on ___________(DD-MM-YYYY) at Miyapur,


Hyderabad, Telangana 500049

BY AND BETWEEN

Hereinafter collectively referred to as the “LESSOR’, (which expression shall unless repugnant to the
context thereof or meaning thereof include its heirs, executors, administrators, and assignees).

Party of the first part — owner/landlord of 4th Floor flat in apartment named Pavani Towers at
Premises bearing Flat no-304, Miyapur, Hyderabad — 500049, admeasuring 951 Sq. Ft.

AND

Permanent Resident of_______________________________, D/O__________________________,
aged ____years, Permanent Resident of___, Party of the second part — tenant hereinafter called the
LESSEE which terms shall mean and include all his heirs, executors, administrators, representatives,
assigns and all kinds of representatives etc.

WHEREAS

A. The LESSOR is the absolute and rightful owner of house bearing Pavani Towers, Flat no-304, 4th
Floor, Beside Perfect Towers Apartment, Miyapur, Hyderabad, Telangana, PIN Code - 5000049
admeasuring 951sq.
B. The LESSEE is desirous of taking the Flat no-304, 4th floor of the premises on lease for the purpose
of establishing residential living and has approached the LESSOR in this regard.
C. The LESSOR and the LESSEE have agreed to enter a Lease Deed agreeing to the terms and
conditions set forth here under.

NOW THEREFORE THIS LEASE DEED WITNESSES AS FOLLOWS WHICH SHALL BE BINDING UPON THE
PARTIES CONCERNED:

1. BUILDING NAME:
(Pavani Towers herein after referred to as “said Building”)

2. FLOOR:
4th Floor – Flat no-304, (herein after referred to as “said premises”).

3. AREA:
951sq. ft, approximately, of super built-up area for the purpose of establishing
Residence/Residential living with amenities to support the continuation of temporary stay.

4. RENT:
(a) For the initial 11 months of lease, the rent shall be amounting to 6000 INR- (Rupees Six Thousand
only) + TDS (INR — Rs 600/-), from 10th August 2021
(b) The above said Rent will be deposited by 5th of every month (as running rent for the current
month) failing which a nominal bank interest would be charged accordingly for the delay.
(c) As per the Indian Government Law the TDS for the above- mentioned amount will be deposited
to the Tax Department every month and the soft copy of Tax Challan will be Emailed to the Lessor by
the Lessee every month.

5. MAINTENANCE:
Lessor shall pay:
(a) Non-refundable elevator charges deposit of Rs 1000 INR to association (If elevator is used while
shifting luggage/material)
(b)Non-refundable amount of 1500 INR - cash every month during the stay for apartment
maintenance/common facilities such as the watchman, elevator, camera surveillance on the actual
basis in addition to the rent.

6. LEASE COMMENCEMENT DATE:


The initial lease will be for a period of 2 years.

7. LEASE TENURE:
The renewal shall be at mutually agreed terms of both Lessor & Lessee to be exercised by giving Two
(2) months prior notice in writing/E-mail/call communication (only valid when both the parties
confirm intimation is provided) before the end of first Lease Term of 2 years from the date of Lease
Commencement.

8. LEASE RENEWAL AND ESCALATION:


The rent will be enhanced by mutually agreed 10% (Maintenance & other charges excluded) every
11 months from starting the date of lessee occupancy of living space, and every 11 months
thereafter.

9. PARKING SPACES:
One 2-wheeler vehicle parking space for 4th Floor will be provided in basement /parking spaces.

10. INTEREST FREE ADVANCE:


Based on below provided breakdown of details, Lessee agrees to pay a total refundable deposit
amount of 15000 INR which shall be interest free and shall be refunded upon the Lessee handing
over the premises property surrendering peacefully, vacant, and physical position of the said
premises in a working condition agreeable by the LESSOR upon expiry or earlier termination of the
Lease Deed.
(a) Advance amount of 12000 INR (Twelve Thousand Rupees Only), which amounts to two months’
rent
(b) Advance amount of 3000 INR (Three Thousand Rupees Only), which amounts to two months
apartment maintenance.

11. POWER BILL:


Electrical Bill (apart from the monthly Rent) as per the usage monthly of the 4th Floor, Flat no-304
shall be paid by the Lessee on/before due date.

12. WATER BILL:


Water Bill (apart from the monthly Rent) including 1. Manjeera otherwise may be called as drinking
water bill 2. Municipality water bill as per the usage monthly of the 4th Floor, Flat no-304 which
determined by apartment association based on water meters shall be paid by the Lessee on/before
due date.
The Lessee shall keep all such bills/ receipts in full and handover the same to the Lessor at the time
of vacating the premises.

13. SIGNAGE AND TERRACE ACCESS:


Signage: Subject to all Local Laws applicable, Lessor shall, through its architect identifies the
location(s) and provide space for signage at the Floor occupied by the Lessee and the Lessee will be
allowed to put signage on such location(s) if LESSOR approves.
Terrace: Access, usage and behavioural ethics of Terrace should be respected while utilizing in
compliance of Apartment association regulations.

14. NON-PAYMENT OF OLD/PAST BILLS:


Lessee takes no liability or owns of dues including but not limited to electricity, water cess,
Apartment maintenance that are due before taking peaceful possession of the said premises.

15. REPAIRS AND MAINTENANCE OF PREMISES DEISEL GENERATOR:


The Lessor shall be responsible for only major repairs including painting of common areas,
Association building maintenance repairs (Drainage), that are outside to the leased premises given
under the lease. Any other repairs inside the occupancy premises, repairs and lift shall be by the
LESSEE.

16. ACTIVITIES:
It is agreed that the Lessee promises to use this rental premises for residential living and shall not
carry any trade or business which is prohibited by law-in-force or dangerous/detrimental to the
building and/or adjoining buildings including avoiding havoc/disturbance to neighbours.

17. ADDITIONS, ALTERATIONS TO LEASED PREMISES:


The LESSEE is not allowed to alter the demised premises without the prior consent of the LESSOR, in
writing to make or construct any additions and alterations to the fittings and fixtures in or to the
leased premises.

18. SUB LEASE:


The Lessee hereby agrees that he shall not sub-let in full or part there off the premises to any other
Individual/Group/Agency/Institution/company but shall do so only with the specific written
concern/approval of the owner.

19. DEFAULT OF RENT:


If the LESSEE becomes defaulter of payment of rent consecutively for two months, the LESSOR shall
have every right to adjust the deposit towards rent, cancel the lease deed, and Lessor has the right
to evict the Lessee from the premises without issuing any notice. The Rent will be deposited by 5th
of every month (as running rent for the current month) failing which a nominal bank interest would
be charged accordingly for the delay.

20. TAXED & DUTIES:


It is agreed that the LESSEE shall pay GST tax on rent as per government if required and the LESSOR
will pay the property tax. The LESSEE should pay monthly rent after deducting TDS as per Income Tax
Act 1961. As per the Indian government law the TDS for the mentioned amount will be deposited to
the tax department every month and the soft copy of the tax challan will be emailed to the lessor by
the LESSEE every month.
21. STAMPDUTY & REGISTRATION CHARGES:
It is agreed that the LESSEE shall pay the stamp duty and registration charges for the execution of
the registered LEASE DEED lease. Stamp duty, legal charges, registration charges and other incidental
expenses/misc. charges etc., on the lease documentation and registration shall be borne by LESSEE.

22. SIGNING OF THE LEASE DEED:


Both LESSOR and LESSEE undertake to initial lease deed on a mutually agreed date, containing the
terms and conditions as provided in this document and such other terms and conditions as may be
mutually agreed between the parties.

23. PROPERTY MAINTENANCE AND CONDITION:


Maintenance - Lessee shall maintain the house in a good condition and shall not cause any damage.
Any damage or repairs Lessee must bear the cost or need to be replaced.
Condition/State of material - While vacating the premises, it has to be cleaned and handed over
owing the mutual respect for the occupying state support.

It is also agreed by both parties that below material is provided in working condition and the LESSE
responsibility to hand over in the same state during vacating the premises.
1. Calling Bell 2. Chandelier 3. Water supply Taps/pipes/Washroom Commodes/Water Tank 4. Tube
lights/Bulbs/Wardrobes 5. Switch(es)/Switch boxes/Main box & electrical wiring.

24. JURISDICTION:
This agreement shall be subject to and governed by the laws of the state of Telangana and shall be
subject to the exclusive jurisdiction of the courts related/Including to Miyapur, Hyderabad,
Telangana.

25. SCHEDULE OF PROPERTY:
