Agreement of Lease

This RENTAL Agreement is made and executed at Bangalore on this the 28 th day of Jan 2017 by and
between: <<Name>>, Aged about <<Age>> Years, Residing at <<Address>>.

(Herein after called the OWNER on the one part)

represented by Mr. Harsh Bhatia aged about years, Residing at

Whereas the term OWNER and TENANT shall mean and include their respective legal heirs, administrators,
successors and assign witnesseth as follows:
Whereas is the owner in possession and enjoyment of the Property at
. The tenant named above approached the owner requesting to let out house at ground floor more fully
described in the schedule given below on
Monthly Rent and the owner have agreed to let out the said shops on following terms and Conditions:-

IT IS HEREBY AGREED BETWEEN THE PARTIES AS FOLLOWS:


1. DURATION: That the duration of this Rental agreement for the period of 11 months commencing
from 28th day 0f Jan-2017 Subject to succeeding English calendar months on mutual understanding,
Terms and conditions and renewals for a maximum period of 3 years.
2. NOTICE PERIOD: The Tenant Shall Give a notice of 3 months for the vacation of the shop premises
after the minimum tenancy period.
3. SECURITY DEPOSIT: The Tenant has paid a Security deposit of Rupees 50,000 (FifityThousand Lacs
only) By Cheque No ______ HDFC Bank on 28-Jan-17, and the owner has agreed to refund the same
without any interest after deduction of arrears of rent if any, Electricity bill, painting charges,
damages done to the let out premises etc. While vacating the let out premises vacant to the owner
only
4. RENT: The Tenant shall pay RS 7,000 (Rupees Seven Thousand only) as rent for the let out premises
to the owner every month on the due date without fail or delay.
5. ENHANCEMENT OF RENT: The tenant shall enhance the rent @ of 5 % after every 11 months.
6. ELECTRICITY CHARGES: The Tenant shall pay the electricity consumption charges as per the bill
received from Hyderabad Electricity Company against the electricity meters having fixed separately
to the let out premises regularly without fail and keep the connection intact.
7. ENHANCEMENT OF ELECTRICITY LOAD: The Tenant is permitted to enhance the electricity power to
his required kva from Electricity Department at his own cost and while vacation the let out
premises the tenant shall not ask for the expenditure incurred by him for enhancing of power.
However the owner shall provide required documents pertaining to the building as per Electricity
Department norms.
8. COVENANT: The Tenant should use the premises for the business related to Retail & Wholesale
Trade of Mobile and child stores as agreed and shall not cause any nuisance to the neighbors and
shall not carry out any illegal or offensive activities in the shop premises.
9. SUBLET: The Tenant shall not Sublet / underlet the premises to any third party for rent or lease
during the period of this rental agreement and also the let out premises shall not be managed and
run by others other than the partners and family members.
10. PAINTING: The Tenant shall paint or bear the cost of painting of the let out premises at the time of
handover of the position to the owner in a good tenantable condition.

11. TAXES: The Tenant shall pay the taxes related to VAT, GST, SERVICE TAX for the agreed rent as per
the Norms and formalities of the government time to time, However the TDS can be deducted and
certificate to be handed over within the permissible time / before quarterly assessment Date. The
owner shall pay the taxes related to property tax.
12. BREACH OF CONTRACT: The Tenant shall vacate the shop premises Within 15 days on issue of
notice from the owner in the event of any misdeed or breach of terms and conditions as agreed
above.
