3.0 Property details
3.1 Site Description
The subject site is an intermediate semi detached residence, rectangular in shape, with a land
area of 228 sq m (approximately 2452 sq ft). It has a street frontage of approximately 10.668m in
width and 21.336m in depth on Lorong Seri Koh 3. The topography of this land is generally flat
and slightly higher than the level of the metalised street frontage. The site boundaries are usually
delineated by a combination of plastered brick walls and metal railings. The entrance to the site
is secured by a pair of metal gates and a sliding metal gate, with access to the building via a
concrete driveway.
Doors : Aluminium framed glass sliding, timber flush and PVC types.
Other Improvements : 1. Security grilles are fitted to all the external doors and windows.

The latter is located about 2 kilometres to the south of the Sitiawan town.
Access to the subject property is easily available from Sitiawan town via Jalan Sitiawan - Lekir,
thence onto unnamed metalled road, Jalan Taman Suria and thence onto Lorong Seri Koh 3, the
metalled frontage road.
The property is located in a residential area, but is ideally located. Distances to the Guardian
Aeon is only about 6 km from the property and about 20 minutes drive. The distance from the
accommodation to the hospital is about 5 km and about 10 minutes drive. Nearby landmarks are
Sekolah Kebangsaan St. Francis, SMJK Nan Hwa and Preschool Tadika Cerdas Ceria that are
0.65km, 1km and 0.5km respectively.
3.4 Accessibility
As shown in the market, the property is located at Taman Sri Koh 1, Sitiawan Perak. Taman Sri
Koh is about 3.9 km from Lotus’s Manjung. Lotus’s Manjung can be reached in 7 minutes by
car, conversely, it takes 3.9 km and about 7 minutes to drive from Lotus’s Manjung to Taman Sri
Koh. There is no bus service nearby, so access to Taman Sri Koh is by car, bicycle or on foot.

However, there is a bus service from Taman Sri Koh to Lotus’s Manjung. Although there is a bus
service from Taman Sri Koh to Lotus’s Manjung, it is a shift bus and we have to walk ourselves
for about 38 minutes to reach Lotus’s Manjung on the way.
As shown in the market, the property is located at Taman Sri Koh 1, Sitiawan Perak. Taman Sri
Koh is about 1.9 km from Manjung Bowling Centre. On the contrary, it takes 1.9 km or
approximately 5 minutes to drive from Manjung Bowling Centre to Taman Sri Koh. There is no
bus service nearby, so you can only travel by car, bicycle or on foot.

Main water, electricity supply and telephone facilities are available to the subject property.
Public services such as street lighting, road maintenance and garbage disposal in the locality are
undertaken by Majlis Perbandaran Manjung. Public transport is available in the vicinity.
3.7 Assessment
The subject property is assessed for rates payable to Majlis Perbandaran Manjung.
The market value is the estimated amount of an asset or liability that the voluntary buyer and
voluntary seller should exchange after appropriate marketing in a fair transaction on the
valuation date, and both parties act with the knowledge, caution and without coercion.
Furthermore, Capital value is the price that would have been paid if a given asset or asset group
was purchased at the time of evaluation.Therefore, it does not matter how much was paid for an
asset 10 years ago. Its capital value is related to how much is paid for it today.In other words,
capital value is equal to market value.

Valuation approach is a calculation method by which a valuer obtains a value opinion
after determining and weighing all relevant facts of the property. There are 3 common value
methods, comparison method, cost method and income method.
The income approach, sometimes called income capitalization method or investment method,
investment method is a property valuation method, which aims to evaluate the potential return of
investment through the continuous income of the property. Especially suitable for buying first
and then renting or certain types of commercial or residential property. The focus of the
investment method is to evaluate and estimate the value of the property and compare it with the
potential income it may generate.
