SPECIAL POWER OF ATTORNEY

I, ___________, married, of legal age, and residing at


_____________________________________, in my personal capacity, hereby name,
constitute, and appoint _______________________, married, of legal age, and residing at
_______________________, Philippines (hereafter the “___________”) to be my true
and lawful Attorney-in-Fact and substitute, for me and in my name, place and stead, to do
and perform all and any of the following acts or deeds:

1. To request and secure the original and/or certified true copies of the
_______________________________ (hereafter the “Property”), the corresponding Tax
Declaration, Tax Clearance Certificate, and other certifications of pertinent documents
and issuances from the Registry of Deed of ______________ City and/or City Assessor’s
Office, and any other court, government agency, or government instrumentality;

2. To file and pay the necessary taxes, fees, and other charges which include but
are not limited to Estate Tax, Capital Gains Tax, Documentary Stamp Tax, Real Property
Tax, Transfer Fees, Registration Fees, and other incidental expenses relative to the
transfer of the Properties, before the Bureau of Internal Revenue (BIR), Registry of
Deeds, City or City Assessor’s Office, and any other court, government agency or
government instrumentality;

3. To apply for, cause the issuance of, and obtain a Certificate Authorizing
Registration from the BIR and a new Transfer Certificate of Title, Tax Declaration, and
Tax Clearance Certificate over the Property in the name of the transferees;

4. To execute, sign, deliver, and receive any and all the necessary agreements,
documents, payments, and other legal papers pertaining to the above powers to give
effect to the foregoing authority;

5. To name, appoint, constitute any person to be Ms. Balsamo’s true and lawful
attorney-in-fact, for her and in her name, place and stead, to do and perform all acts
which she is authorized to do pursuant to the authority or powers herein granted; and

6. In general, to do all other acts, deeds, matters and things whatsoever in or


about the Property as I could legally or lawfully do in my own proper person if personally
present for purposes of completing the transaction described herein.

HEREBY GIVING AND GRANTING unto said Attorney-in-Fact full powers


and authority whatsoever to do and perform all and every act requisite or necessary to be
done in and about the premises as fully to all intents and purposes as I might or could
lawfully do if personally present, and HEREBY RATIFYING and CONFIRMING all
that said Attorney-in-Fact or her substitute shall lawfully do or cause to be done by virtue
hereof.
