Application Information

We are excited to share more information about Aspen with you.

Aspen is truly a home to be proud of and has been designed to meet the needs of the modern
renter including accessible and family homes. Built with community in mind, the amenity spaces
provide indoor and outdoor areas to meet and socialize with your neighbours and friends.

Because this is an affordable rental community there is additional information required in the
application process. This may seem like a lot to put together but following the instructions in the
enclosed application form and checklist will ensure we receive everything we need to process
your application as quickly as possible.

Dorset Realty Group is the property management company and is responsible for collecting your
rents and assisting with any questions you may have about the building and living at Aspen. Their
staff will visit the building on a regular basis to perform routine maintenance and ensure
everything is in working order.

We are the owner of the building, and your landlord. We create the policies and procedures and
oversee the property management company. From time to time, we also organise tenant
feedback sessions and community events.

Step 1: Income
Aspen has 145 units in total of which 44 are rented under the Housing Income Limits affordable
housing program and the remaining 101 units are lower end of market housing (LEM). The HILs
are based on figures established by CMHC and are intended to reflect the minimum income
required to afford appropriate accommodation in the private market. This is NOT rent geared to
income (RGI). Lower end of market housing is intended to be affordable for households with
moderate income.

Homes in each unit are all finished to the same high standard and have access to the same
amenities in the building.

Please read the following conditions before applying:

HILs: To be eligible to rent the HILs homes, the total household income must meet the Eligible
Tenant Household Income requirements, which are based on the 2021 Housing Income Limits
(HILs). Please note the minimum income limit is a guide, we very much encourage you to apply
even if your income falls below this amount. Approved applicants are required to submit an
annual CRA Notice of Assessment to the property management company. After occupancy, if
household income increases above that year’s maximum allowable (this amount usually
increases each year), we will work with tenants to assess if this is a permanent change and if they
qualify for an LEM unit in the same building before asking tenants to move out. If you are unsure
about this, please ask.

For the purposes of calculating gross household income the City of Vancouver requires that any
income from the sources listed below are included:

• income assistance
• employment, including regular overtime, vacation pay and gratuities
• self-employment, including commission sales
• seasonal employment
• Employment Insurance and WorkSafe BC insurance
• training allowances
• income from the Resettlement Assistance Program
• child support, maintenance payments or support from family/ friends/community
• rental income from real estate or dividends from stocks or bonds, if the real monthly
income is greater than the imputed income from the asset
• Pension incomes including:
o old Age Security, Guaranteed Income Supplement, Allowance, and Allowance for
the Survivor (formerly Spousal Allowance)
o senior's supplement
o private pension plans including Registered Retirement Income Funds

• earnings of dependent children aged 18 and under (regardless of student status)
• student loans, equalization payments, student grants and scholarships

• Shelter Aid for Elderly Renters ("SAFER") and Rental Assistance Program ("RAP")
payments
• Canada Child Tax Benefits, including the National Child Benefit Supplement, Child
Disability Benefit, BC Family Bonus, and BC Earned Income Benefit
• Universal Child Care Benefits
• BC Childcare Subsidy
• income from foster parenting
• Child in Home of Relative and Extended Family Program
• income from approved live-in care givers
• GST and Income Tax rebates
• War Veteran's Allowance and Disability Pension from Veteran's Affairs Canada.

Step 2: Determine the number of bedrooms needed


We are required to take reasonable steps to prevent over occupancy or under occupancy for a
unit. Please consider carefully what size of unit you require for your household.

Step 3: Pets
Pets with responsible owners are a welcome addition to Aspen, however there are some
restrictions to ensure everyone can enjoy their home and community.

• Birds, fish, exotic and farm animals are not permitted


• Vicious pets of any breed are not permitted (pets that are known to have attacked
humans)
• Dogs and cats must be neutered or spayed
• The number of pet(s) must be reasonable for the unit size and size of the pet
• A pet damage deposit of $250 per pet is required if you have one or more pets

Step 4: Submit Application


Submit the completed application form with the following supporting documents:

• 2020 Notice of Assessment – CRA



• Proof of Income – 3 most recent pay stubs and bank statements
• Proof of Canadian Residency or long-term work permit
• Landlord References
• Letters of Income Support (if applicable) – Financial support from close friend or family

If you do not work but have income from pensions, benefits or assets you will need to provide
proof of this, for example:

• Statement from pension fund


• Statement, letter or cheque stub from the agency providing the benefit

Step 5: Application Review


We will review your application and supporting documentation, verify the references provided
and perform a credit check.

We will contact you if your application for tenancy has been accepted.
