A property survey is a survey that confirms a property’s boundary lines and legal description. It
also determines other restrictions or easements included in the property. Now, While you can get
your property surveyed at any time, confirming the boundaries of your land is an important part
of the home buying process.

So what is the purpose of this survey?

First, is to partition the property (this is the division of real property between or among two or
more co-owners. Further, A Partition By Sale allows a co-owner of real property to force
a sale of the entire property despite the unwillingness of any co-owner.

Second, is to check boundaries of the property ( this is a legal boundary that forms line on a plan or a
description of the area which divides one property from another.)

So now, for the requirements needed in conducting a survey, certain things must be complied for.

The next step after paying taxes due to BIR is to submit paperwork to the DAR in order to receive DAR
Clearance to be submitted to the Land Registration Authority (LRA) for titling.

The purpose of the dar clearance –is to authorize the seller or owner to segregate the property and to
make sure that the buyer will not go over the 5 hectare limit

Some of the Documents Required For DAR Clearance are the following:

-Letter of Request, Original Deed of Sale, Certified True Copy Of Title, Certified True Copy of Tax
Declaration, Special Power of Attorney9 ( Required if the applicant is other
than the buyer.), Sketch Plan and the like.

Next requirement is acquiring CADASTRAL SURVEY PLAN IN LRA

A cadastral survey plan is basically a property boundary survey. They are primarily carried out for legal
purposes so as to accurately establish land ownership boundaries and usage. The Cadastral
surveys show the boundaries of properties between neighbours and may include
items such as easements, which are the right to cross or use someone elses
property for a particular reason. Hence, this is needed to check the adjacent land
property and check main monument as reference of the private surveyor.

The next one is, to get a TECHNICAL DESCRIPTION

A technical description is a document consisting of a plan and a report, in


which the land surveyor describes a property or part of a property in regards to
the cadastral limits and for specific purposes. Further, it should be noted that this
technical description must be congruent to the cadastral map.

Then finally, conducting an approved survey. The picture here shows the
blueprint of the property.
Here, the surveyor actually went to the property and sketch out the land, its
boundaries, and different elements that make up the property.
